Write a property listing that truly convinces

A good listing gets clicked more and let faster. Here you get the clear structure, a template and the common mistakes : plus a tool that turns your address into an honest description with real location data. For agents and private people, free.

The data helper

Address in, honest listing text out

Enter the address and a few key facts. wohnwahn pulls the verified location data (accessibility, amenities, green, climate) and proposes a text you adjust. Nothing is invented: the proposal rests only on real data and your input.

Only used to compute the location. The listing later shows only the approximate area.

How to write a good property listing

The structure in short

A convincing listing almost always follows the same order: a punchy title, a curious opening line, the facts about the flat, an honest location and surroundings description, the fittings, then price and availability, and a clear call to contact at the end.

Keep every block short. People scan first: clear paragraphs and concrete numbers beat long prose.

The title

The title decides the click. Name the strongest feature plus the audience, concrete and free of cliches: "Bright 3-room flat with balcony, 7 minutes to the metro" beats "Lovely flat in a good area".

Leave out: empty superlatives, lots of exclamation marks, abbreviations nobody searches for.

Describe the location honestly

This is where most listings waste their impact. "Good connections" says nothing: "12 minutes to the centre by transit, supermarket and primary school within walking distance, a park around the corner" makes the location tangible.

That is exactly what wohnwahn is for: real travel times (transit, bike, car), amenities, green and trees, climate and heat, noise and sun path : data no portal shows. The data helper above weaves it straight into the text.

Common mistakes

Too long and too salesy, empty adjectives instead of facts, hiding flaws (they surface at the viewing at the latest), missing or dark photos, inaccurate square metres.

Honest beats embellished: a fair listing attracts the right people and saves everyone time.

Mandatory details in Austria

A listing should include the floor area, the price including operating costs, availability and the commission note (or "no commission").

For the energy certificate, HWB (heating demand) and fGEE are mandatory. Since 30 May 2026, the energy efficiency class and the final energy demand must also appear in the listing. This is a short pointer, not legal advice: when in doubt, check the current source.

This well-kept 3-room flat (74 m²) sits on a quiet side street and is still excellently connected: about 12 minutes to the centre by transit.

The rooms are bright and clearly laid out, the balcony faces west (evening sun). Supermarket, primary school and pharmacy are a few minutes' walk away, and a park is around the corner.

Fittings: fitted kitchen, parquet floor, cellar compartment. Available immediately.

Rent: 1,090 EUR plus 180 EUR operating costs. No commission. Energy certificate: HWB and fGEE available.

Frequently asked questions

How do I write a good property listing?

In this order: a punchy title, a curious opening line, the facts about the flat, an honest location with concrete numbers, the fittings, price and availability, a clear call to contact. Short, honest, concrete.

What must a property listing in Austria contain?

Floor area, number of rooms, price and operating costs, availability, the commission note and the energy certificate figures (HWB and fGEE; since 30 May 2026 also the energy efficiency class and the final energy demand).

How do I describe a flat’s location correctly?

With real numbers instead of cliches: transit time to the centre, the nearest supermarket, school and kindergarten in walking minutes, green, noise and heat of the location. wohnwahn provides exactly this data per address.

Can I post my listing directly on wohnwahn?

Yes. Private people post it themselves (with photos), agents deliver via an OpenImmo feed. wohnwahn is free and independent.

Do I need an AI generator for the text?

No. wohnwahn builds the proposal from verified, current location data for your address (not from guessed details), and you adjust it. That is more honest than a pure text generator.

What does posting on wohnwahn cost?

Nothing. wohnwahn is a private, free project without commissions.
