Renting in Eisenstadt

Rent a flat in Eisenstadt

With 16,396 inhabitants Eisenstadt is Austria’s smallest provincial capital, and the rental market does not stop at the city limits. Oslip is 6 minutes from the station by public transport, Großhöflein 10, Mattersburg 24. We therefore show 46 municipalities, and for every address how loud it measures, what is zoned there and how long the journey really takes.

18listings

These rental flats are currently on offer in Eisenstadt.

Honestly: with 18 properties we are only just starting in Burgenland. That is not enough to compare, and we will not pretend otherwise. What this page answers regardless is below, and for that we need no listing at all.

The flats come directly from agencies and private landlords, through interfaces and our own editor. We do not copy portals, and we take no commission.

What we show and the portals do not

The difference is not the number of listings, but what stands beside each one. No property description answers these three questions honestly, because the landlord writes it.

What the plot is zoned for, in plain words

Burgenland publishes the zoning of every municipality spelled out, not as a code. We query it per address. That matters more here than elsewhere: the most common building zoning in the province is the village area with 8,567 areas, ahead of the residential zone with 7,975. In a village area your neighbour may run a farm, with animals and harvest hours.

What the location is really like, per 250-metre cell

For the three Eisenstadt districts and each of the 45 municipalities in the market we measure noise, greenery, heat, sun and real public-transport times. Not from the town sign, but per cell. In a market reaching from the eastern motorway to the Rosalia hills, that is the difference between an address and a municipality.

What land costs in the municipality

Statistics Austria publishes a separate building-land price for the Burgenland municipalities. In northern Burgenland that explains more than any district average: between a municipality on Lake Neusiedl and one in the Rosalia hills lie worlds, and the district average sees neither.

Search the market, not the city

Eisenstadt has 16,396 inhabitants and is Austria’s smallest provincial capital. The market we show has 113,431. From Eisenstadt station Oslip is 6 minutes away by public transport, Großhöflein 10, Wulkaprodersdorf 12, Mattersburg 24 and Neusiedl am See 26. Anyone sticking to the city limits drops 45 municipalities, some of them quicker to reach than the city’s own edge.

Village area means: your neighbour may run a farm

The most common building zoning in Burgenland is not the residential area but the village area: 8,567 areas against 7,975, counted in the province’s plan. There housing and farming are explicitly envisaged side by side. Your neighbour may keep animals, drive machinery and work at harvest time whenever the harvest demands it. That is not a defect, it is the purpose of the zoning, and it appears in no listing. We show it for every address.

The noise sits on three roads, and the railway is not mapped

We queried the official environmental noise map across the market. The A3 near Wimpassing, the S31 near Sieggraben and the S4 near Neudörfl all carry the highest band, Lden from 75 decibels. In Eisenstadt itself exactly one measured point carries a zone: the Ruster Straße at 70 to 74 by day. The stations of Eisenstadt, Mattersburg, Neusiedl am See and Wulkaprodersdorf carry none, because Eisenstadt is not an agglomeration under the directive and regional lines fall below the mapping threshold. Where no value exists we say so. It means "not surveyed", not "quiet".

Since July 2023 the commission is paid by whoever ordered it

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

Frequently asked

What does a rental flat in Eisenstadt cost?

There is no official rent series for the city of Eisenstadt, and we do not publish an estimate. What is documented is the provincial figure from the Statistics Austria microcensus, and Burgenland is the cheapest province in Austria in it. A provincial capital sits above the provincial average; by how much, no source says.

Should I search the surrounding area too?

Yes, and that is the most practical advice on this page. Oslip and Schützen am Gebirge are 6 minutes from Eisenstadt station by public transport, Großhöflein and Trausdorf 10, Wulkaprodersdorf 12, Hornstein 19. Mattersburg with 7,563 inhabitants sits at 24 minutes, Neusiedl am See with 8,867 at 26. The market therefore covers 46 municipalities with 113,431 inhabitants. It is measured in timetables, not kilometres.

How long does it take from Eisenstadt to Vienna?

A measured 65 minutes to Vienna Central Station and 73 to Stephansplatz, departing between 7 and 9 in the morning. Wiener Neustadt is 37 minutes away. From the south of the market Wiener Neustadt is actually closer than Eisenstadt: 13 minutes from Neudörfl, 19 from Bad Sauerbrunn, 20 from Wiesen. Anyone commuting daily should work with these figures, not with straight-line distance.

Do I pay the agency commission as a tenant?

As a rule, no. Since 1 July 2023 the first-instructing-party principle applies to rental flats: whoever instructs the agent pays them, and that is almost always the landlord.

What does village area mean in a listing?

That housing and farming are explicitly envisaged side by side there. Your neighbour may run a farm, with animals, machinery and work at harvest time. In Burgenland that is no exception: with 8,567 areas the village zone is the most common building zoning in the province, ahead of the residential zone with 7,975. We show the zoning for every address.

How loud is Eisenstadt?

Very loud along the main transport axes and mostly not surveyed elsewhere, and that difference matters. In the official environmental noise map the A3, the S31 and the S4 all carry the highest band, Lden from 75 decibels. In Eisenstadt itself only the Ruster Straße carries a zone, 70 to 74 by day. Everything else is unmapped, because Eisenstadt is not an agglomeration under the EU directive. That does not mean quiet, it means unmeasured, and we write it that way.
