Q: STATISTIK AUSTRIA, average property prices, 2025 edition, data base 2021–2025, geometric means. Flats are the median across the published categories, building land comes from purchase contracts (2025). These are districts, not towns. Rust is evaluated together with Eisenstadt-Umgebung, so both carry the same flat and land figures.

Flat or house? The order reverses

This is the finding that no city average shows. For flats Neusiedl am See leads the province; for houses it drops to rank 4 of the 5 districts in this market, and Rust (city) takes the lead with 2,816 euros. The lake drives the flat, not the house, and that is the signature of a second-home and holiday market rather than a housing one.

The land is what spreads

Of the three figures, building land spreads by far the most. Across the province the factor between the cheapest and the most expensive district is 14.76 for land, against 2.26 for flats and 1.77 for houses. And below district level it gets wider still: all 46 municipalities in this market have a value of their own, from 39 euros per square metre in Sieggraben to 378 in Neusiedl am See. Anyone deciding about money here is deciding about the land.

Houses

A house costs 2,778 euros per square metre of living area in Eisenstadt, more than a flat. Across the five districts of the market the values lie between 2,184 and 2,816 euros, a far tighter band than for land.

And renting?

Burgenland pays the lowest rent in Austria: 5.80 euros per square metre net and 455.30 euros a month for a flat. With operating costs it is 7.70 euros per square metre.

These are rents actually paid across all existing leases (Statistics Austria, Microcensus 2025), not asking rents. New leases cost markedly more: across Austria €9.7 per m² net for contracts under two years old, against €4.7 for those running over twenty years. That gap is why the average across all leases sits well below what you pay on a new one.

The reference rent says the same thing

The statutory reference rent for Burgenland is 6.15 euros per square metre (valid from 2026-04-01), the lowest of all 9 provinces, below Vienna at 6.74 and 41 per cent below Vorarlberg at 10.35. For anyone renting here, that is the most useful single number on this page.
