Service charges add €1,90 per m², giving €7,70 gross. A contract less than two years old costs €9,70 per m² net across Austria, one running over twenty years €4,70: what you rent today therefore sits above the figure for existing tenancies.

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.
Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.
Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.
Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.
The 1.90 euro per square metre is the lowest figure in the country, but it averages across all main-residence rentals. In a poorly insulated old building with oil heating, the heating alone sits above it. Before signing, ask for the last service-charge statement and the energy certificate, not the provincial average.

For rents no district figure is published. For purchases the range runs from 2,616 euro per square metre in Neusiedl am See down to 1,156 in Güssing, more than double. The north by the lake and on the railway to Vienna is expensive, the south is cheap.
