Burgenland is the cheapest province in Austria to live in. The officially surveyed rent is €5.80 per square metre net, roughly a quarter below the Austrian average. It is also the smallest rental market: Statistics Austria counts 32,000 main-residence rentals here, fewer than in any other province. A whole house to rent is therefore rare.

What the province adds

Burgenland lends for a new home over 30 years at 0.9 per cent and adds up to 15,000 euro where the municipality is losing people. The subsidy is therefore highest exactly where the square metre is cheapest. Income limits, bonuses and the application are on our own page.

What matters when renting a house

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.

The lowest service charges in the country help you least in a house

The 1.90 euro per square metre in the statistics is the lowest figure in Austria, but it describes main-residence flats where a managing agent does the billing. A house has none. Drains, refuse, chimney sweep, garden and snow clearing are either in the contract or they land on you.

What does a house to rent cost in Burgenland?

Statistics Austria publishes no separate house figure. For all main-residence rentals in the province together it is 5.80 euro per square metre net and 7.70 gross. At 130 square metres that would be roughly 754 euro net and 1,001 gross, but that is an extrapolation from the provincial average and not a surveyed house figure.

Does a house give me the same tenant protection as a flat?

Usually not. Houses with one or two dwellings are fully exempt from the Tenancy Act (§ 1 para 2 no 5 MRG). The rent is freely agreed, a fixed term needs no minimum length, and notice follows the civil code and the contract. A house with three or more dwellings is different, there the Act applies at least in part.

Are these the prices I would pay today?

No. These are the rents of all current tenancies. A contract less than two years old costs 9.70 euro per square metre net across Austria, one running over twenty years 4.70: more than double. Anyone renting anew today sits above the provincial figure.

Why are there so few houses to rent in Burgenland?

Because people here buy rather than rent. The microcensus counts 32,000 main-residence rentals in the whole province, fewer than anywhere else in Austria. Add the purchase price: a house costs 2,184 euro per square metre at the median of the districts, from 2,816 in Rust down to 1,587 in Oberpullendorf. Where a house costs that little, it is rarely let.
