Houses to rent in Carinthia

Rent a house in Carinthia

In Carinthia a main-residence rental costs 394.80 euro net a month on average. That is the only provincial figure in Austria below 400 euro, almost a quarter under the national average of 508.60. Per square metre it is 5.90 euro net. A whole house to rent is still rare, because whoever owns one here is more likely to sell it than to let it.

Currently listed

These houses are currently for rent in Kärnten.

We currently hold no house to rent in Carinthia. Our providers are so far mostly in eastern Austria, and the Klagenfurt market is still being built here. The official rent figures below still apply, they come from Statistics Austria and not from our own stock. A saved search reports the first listing.

What is actually paid here

Not what is asked, but what is actually paid under current tenancies. Statistics Austria surveys this in its microcensus across every main-residence rental in the province, most recently for 2025.

  • € 5,90/m²Existing tenancies, Kärnten
  • € 7,70/m²Existing tenancies, Austria
  • € 9,70/m²New contract, Austria

Service charges add €2,30 per m², giving €8,10 gross. A contract less than two years old costs €9,70 per m² net across Austria, one running over twenty years €4,70: what you rent today therefore sits above the figure for existing tenancies.

Statistics Austria, microcensus on housing 2025: average rent across all main-residence rentals per province, euro per m². No finer level than the province exists for this.

What we show and the portals do not

For a house, the land it stands on is what counts. What that costs in every municipality is officially recorded, and we show it.

What the province adds towards the rent

Carinthia pays housing benefit to tenants in privately owned older stock too, not only to housing-association tenants. Who gets how much depends on income, household size and the dwelling size considered reasonable. What applies is on our own page.

What land costs in the municipality

Statistics Austria publishes building-land prices per municipality. In Carinthia that separates the lake belt from the rest of the province more sharply than any rent figure, and a house by the lake is rarely let.

What else a listing tells you

Every listing with us carries its location, the energy certificate with class and value, the features from the feed and the check by our quality gate. What a provider does not deliver stays empty instead of being guessed.

What matters when renting a house

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.

By the lakes houses are let, but not to permanent tenants

In the lake belt part of the housing stock is on the market as holiday accommodation, by the week and at a multiple of a permanent rent. A listing that quotes a deposit in weekly rents, or offers a letting only from October to May, is not a main residence. Ask about main-residence use and registration before the viewing.

Frequently asked questions

What does a house to rent cost in Carinthia?

Statistics Austria publishes no separate house figure. For all main-residence rentals in the province together it is 5.90 euro per square metre net and 8.10 gross. At 130 square metres that would be roughly 767 euro net and 1,053 gross, but that is an extrapolation from the provincial average and not a surveyed house figure.

Does a house give me the same tenant protection as a flat?

Usually not. Houses with one or two dwellings are fully exempt from the Tenancy Act (§ 1 para 2 no 5 MRG). The rent is freely agreed, a fixed term needs no minimum length, and notice follows the civil code and the contract. A house with three or more dwellings is different, there the Act applies at least in part.

Are these the prices I would pay today?

No. These are the rents of all current tenancies. A contract less than two years old costs 9.70 euro per square metre net across Austria, one running over twenty years 4.70: more than double. Anyone renting anew today sits above the provincial figure.

Why is the rent in Carinthia so low?

Because the figure measures existing tenancies, including very old ones, and because much of the province is owner-occupied with little new build being let. For comparison, the purchase price: a house costs 2,554 euro per square metre at the median of the districts, from 3,375 in the city of Klagenfurt down to 1,910 in Sankt Veit an der Glan. For a new contract today the Austrian figure of 9.70 euro is the more honest guide.
