Rented houses are a small market in Styria, and it lies almost entirely around Graz. What explains the price is the land price of the municipality, and legally a rented house sits outside the Tenancy Act: no reference rent, no statutory protection against termination. Here are the houses by district and what to know before signing.

What is actually paid here

Not what is asked, but what is actually paid under current tenancies. Statistics Austria surveys this in its microcensus across every main-residence rental in the province, most recently for 2025.

What matters when renting a house

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.

The commuter belt is a market of its own

Almost all Styrian rented houses lie in Graz-Umgebung. There the municipality decides, not the district: Seiersberg, Feldkirchen and Gössendorf on the southern edge have grown onto the city, Gratwein and Gratkorn in the north lie in the Mur valley with their own suburban rail. The land prices show the difference.

Common questions

What does a house to rent cost in Styria?

There is no reliable province-wide figure. Houses fall outside the Tenancy Act, there is no reference rent, and the spread between Graz-Umgebung and Upper Styria is too wide for an average. The purchase price paid in the district and the land price of the municipality are the better guides.

In which districts are you most likely to find a house to rent?

In Graz-Umgebung, by far. The list above shows it for today. Outside the commuter belt rented houses are rare; there people buy.

Does a house give me the same tenant protection as a flat?

Usually not. Houses with one or two dwellings are fully exempt from the Tenancy Act (§ 1 para 2 no 5 MRG). The rent is freely agreed, a fixed term needs no minimum length, and notice follows the civil code and the contract. A house with three or more dwellings is different, there the Act applies at least in part.

Is there housing support for a rented house?

The Styrian housing support depends on income and living space, not on the type of building. Whether a rented house qualifies depends on the lease and the usable area. Who qualifies for what we compute on our housing support page.
