Styria has two house markets: Graz at 3,974 euro per square metre of living space and Graz-Umgebung at 3,011, and the rest of the province between 1,900 in Leoben and 2,529 in Liezen. The median over all 13 districts is 2,132 euro, just below Lower Austria and less than half of Tyrol. Here are the prices paid per district and the houses currently on offer.

What houses actually cost here

Statistics Austria evaluates the purchase contracts of all 13 districts. These are prices paid, not asking prices: a listing sits above them. Styria is thus, after Carinthia and Burgenland, one of the cheapest provinces for a house.

The median per district averages over small and large plots and all construction years. A house built from 1991 on cost 2,986 euro per square metre on average, one from before 1960 only 1,724: outside Graz, the old house comes with the renovation.

What matters when buying a house

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

The Graz basin or the slope

Graz lies in a basin that holds the heat in summer and the fog in winter. The city’s climate zones show which locations are exempt: the slopes to the north and east. A house there costs more, but the difference is measurable on hot days.

Depending on the district between 1,900 and 3,974 euro per square metre of living space, measured on purchase contracts 2021 to 2025. The median over all 13 districts is 2,132 euro. A house of 130 square metres therefore costs around 277,000 euro on average, a good 515,000 in Graz.

Where is it cheapest?

In Upper Styria: Leoben 1,900, Hartberg-Fürstenfeld 1,937, Südoststeiermark 2,026 euro per square metre. Unlike the Waldviertel, Leoben is a district town with rail and jobs, not a depopulating area.

Where is it most expensive?

In Graz at 3,974 and in Graz-Umgebung at 3,011 euro per square metre. Then comes Liezen at 2,529, where the Enns valley with Schladming carries a tourism market.

Are these asking prices?

No, prices paid in purchase contracts, evaluated by Statistics Austria and lifted to the 2025 level. A listing sits above them. The figure says what a district is worth, not what a single house may cost.
