Upper Austria has 18 districts and therefore the finest price map in the country. It runs from Linz at 4,294 euro per square metre of living space to Schärding at 2,040, a factor of 2.1, and it follows no compass direction: expensive are the central belt around Linz and the Salzkammergut arc around Gmunden, cheap the Innviertel and the Mühlviertel. Here are the prices paid and what is currently on offer.

Statistics Austria evaluates the purchase contracts of all 18 districts. These are prices paid, not asking prices. Upper Austria thus sits at a median of 2,632 euro per square metre, a fifth above Lower Austria and clearly below Tyrol.

Between Linz-Land at 3,359 and Schärding at 2,040 euro per square metre lie 64 per cent, and between them lies barely an hour by car. Anyone able to commute buys considerably more house in the Innviertel or the Mühlviertel. Anyone who must reach Linz daily should weigh the drive against the saving: 40 kilometres is some 18,000 kilometres a year.
A house with a large plot promises an extension, but whether that is possible is decided by the zoning plan. Upper Austria publishes it for every municipality. Before you price in the extension, check whether the land behind the house is building land or green land.

At the median of the districts 2,632 euro per square metre of living space, measured on purchase contracts from 2021 to 2025. Linz sits at 4,294, Linz-Land at 3,359, Gmunden at 3,308, Wels at 3,164, Schärding at 2,040. For a house of 130 square metres that is roughly 265,000 to 558,000 euro, before ancillary costs.
In the Innviertel and the Mühlviertel: Schärding 2,040, Rohrbach 2,089, Ried im Innkreis 2,202 euro per square metre. Dearest are the city of Linz, Linz-Land and the arc around Lake Traun.
In price the difference is clear: a house from 1991 onwards cost 3,379 euro per square metre on provincial average, one from before 1960 2,014. That factor of 1.68 is more than in Burgenland (1.28) and less than in Styria (1.91). What the difference is worth depends on the state of refurbishment: the energy certificate says it more precisely than the year of construction.
