Buying in Vienna and around

Buy a flat in Vienna

We show every flat with what the floor plan leaves out: how loud the address is measured to be, how hot the summer gets there, how much sunlight arrives and what a square metre usually costs in that district.

Listings come directly from estate agents and private owners, through interfaces and our own editor. We do not copy portals, and we take no commission.

What a square metre costs per district

Asking prices for owner-occupied flats per district. They are the benchmark we hold every single listing against, so that „good value“ is a number rather than a feeling.

immopreise.at / derStandard-Preisspiegel, as of December 2025. Asking prices, not registered sale prices. What was actually paid is usually lower and only reaches the official statistics with a delay.

Search by district

How many properties for sale are currently in which district. The link opens the neighbourhood atlas with all the location data, and from there the filtered search.

What we show and portals do not

The difference is not the number of listings, it is what stands next to each one. No property description answers these four questions honestly, because the seller writes it.

How loud it actually is

The official environmental noise map, address by address. Not „quiet location“ from the listing text, but the measured zone.

How hot the summer gets

Heat islands and urban climate per neighbourhood, from the City of Vienna map and the Copernicus model. Two districts can differ by several degrees.

How much sun the flat gets

Sunlight per facade, calculated with the official building heights around it. A south-facing balcony in a courtyard is not a south-facing balcony.

What may be built next door

Zoning, plot by plot. What is meadow today may be zoned building land, and nobody owns a view.

What matters when buying

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two Vienna districts can differ by more than a factor of two, and within one district a single street often separates more than 1,000 euros per square metre. That is why we put the district value next to each listing, not the city average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

Transfer tax 3,5 %, land register fee 1,1 %, agent commission at most 3 % plus VAT. All purchase costs →

Common questions

What does a flat cost in Vienna?

The median asking price is around 7,600 euros per square metre, but that figure alone helps little: the most expensive district costs more than twice the cheapest. The table on this page lists every district, and each detail page puts the district value right next to the asking price.

What additional costs apply when buying?

Transfer tax of 3.5 percent and the land register fee of 1.1 percent are fixed by law, contract drafting and notarisation add roughly one to three percent, and an agent commission of at most three percent plus VAT may apply. In total that is roughly eight to twelve percent of the purchase price.

Does wohnwahn cost anything?

No. We are a private project run by two people, we take no commission and charge neither searchers nor providers. That is also why a page says so when we have no data on a question.

Do the listings come from willhaben or ImmoScout?

No. We receive them directly from providers, via the JustImmo interface, OpenImmo feeds and our editor for private owners. We do not copy other portals.

How do I tell whether a price is reasonable?

We compare every listing with the asking price of its district and show the difference as a percentage. The location pillars come on top: a flat ten percent below the district value on a 70-decibel road is not a bargain, it is correctly priced.

Set your priorities once and the search orders by them: quiet location, cool summer, short commute, budget. No account, no cost.
