How to write a good property listing

The structure in short

A convincing listing almost always follows the same order: a punchy title, a curious opening line, the facts about the flat, an honest location and surroundings description, the fittings, then price and availability, and a clear call to contact at the end.

Keep every block short. People scan first: clear paragraphs and concrete numbers beat long prose.

The title

The title decides the click. Name the strongest feature plus the audience, concrete and free of cliches: "Bright 3-room flat with balcony, 7 minutes to the metro" beats "Lovely flat in a good area".

Leave out: empty superlatives, lots of exclamation marks, abbreviations nobody searches for.

Describe the location honestly

This is where most listings waste their impact. "Good connections" says nothing: "12 minutes to the centre by transit, supermarket and primary school within walking distance, a park around the corner" makes the location tangible.

That is exactly what wohnwahn is for: real travel times (transit, bike, car), amenities, green and trees, climate and heat, noise and sun path: data no portal shows. The text proposal in the editor weaves it straight into the text.

Common mistakes

Too long and too salesy, empty adjectives instead of facts, hiding flaws (they surface at the viewing at the latest), missing or dark photos, inaccurate square metres.

Honest beats embellished: a fair listing attracts the right people and saves everyone time.

Mandatory details in Austria

A listing should include the floor area, the price including operating costs, availability and the commission note (or "no commission").

For the energy certificate, HWB (heating demand) and fGEE are mandatory. Since 30 May 2026, the energy efficiency class and the final energy demand must also appear in the listing. This is a short pointer, not legal advice: when in doubt, check the current source.
