Price per m², not total rent
A cheap total rent often just means a small flat. Compare € per m²: every listing on wohnwahn shows it, and this page sorts by it.

District price level (condo asking prices) against real transit times, computed per 250 m cell · as of: August 2026
“Cheap” is easy to find. The honest question is: cheap and still connected? wohnwahn compares the price level of every Vienna district with its real transit time to the centre. The most affordable district is Favoriten (1100) at about € 5,472/m², 28% below the Vienna median, and still ≈ 24 minutes from Stephansplatz.
The cheapest districts are not always the far-out ones. This page shows where low prices meet good transit, and where cheap really means a long commute.
Dark green means fast. Every square is an inhabited 250 m cell with its real transit time to Stephansplatz. Read it together with the price ranking below: the sweet spot is a cheap district that is still dark green.
Only inhabited cells are coloured. Tap the map for the transit time at that exact spot.
Ranked by price level (condo asking prices per m², the best available proxy for a district’s overall price level). Next to it: the real median transit time, so you see the trade-off.
Method: median district asking price per m² for condos (immopreise.at / derStandard-Preisspiegel, as of Dezember 2025) as a proxy for the price level; bespoke rents per district are not publicly available at that resolution, but rent and purchase price levels track each other closely by district. Transit: wohnwahn’s own routing on the Wiener Linien and ÖBB timetables. Rankings by price level, not by any single flat.
The best of both: districts below the Vienna median price that are still within 25 minutes of Stephansplatz by transit. This is where your money goes furthest without a long commute.
If price beats everything, the towns around the city are cheaper still. The honest cost is the commute, and we route it for real.

Count the time, not just the euros. A district that is 20% cheaper but 30 minutes further out can cost you more in daily life than it saves in rent. The map and ranking put both next to each other.
Operating costs (Betriebskosten) and heating can add a lot on top of a low base rent. wohnwahn shows the warm total where the provider states it, so the comparison is honest.
Since the tenant-pays-nothing rule, most rented flats in Vienna are commission-free. Don’t overpay for a “commission-free” label that is now standard, focus on rent, size and location.

By price level it is Favoriten (1100), at about € 5,472/m² for condos, 28% below the Vienna median, followed by Simmering and Brigittenau. But the cheapest district is not automatically the best value: check the transit time next to each in the ranking above.
Brigittenau for example: below the Vienna median price and still ≈ 15 minutes from Stephansplatz by transit. Cheap and central is rarer than cheap-and-far, but the data shows exactly where the combination exists.
The ranking uses condo asking prices per m² as a proxy for a district’s overall price level, because bespoke rents per district are not published at that resolution. Rent and purchase levels track each other closely by district, so the ranking order holds. The listings below are real rentals with their actual € per m².
Usually yes, by a clear margin per m². The honest cost is the commute. The pendeln page routes the real transit time for every town around the city, so you can weigh the rent saving against the daily travel.
