These figures are read from our database every time this page is loaded. We do not hard-code a number here that will be wrong in four weeks. The listing count comes from the same query as the counter on the search page, so it cannot differ from it.

How the inventory is growing

Every week we record how many listings are online. Measured since 24 August 2026. We did not count it before that, which is why the curve starts there and not earlier. The vertical lines mark the days a new city went live.

wohnwahn.at is a free, independent property search for Austrian cities and their surroundings, run as a private project by Julien El-Bahy and Christoph Dernberger. For every address it shows data that appears in no listing: hours of sunlight per floor from an in-house shading calculation on a 3D city model, official heat exposure, traffic noise, flood zones, green space and real travel times. From that data and the priorities of the person searching, it derives a "fit", a traceable match rather than a marketing score. Anyone who has set no priorities gets no verdict, only facts. Listings arrive exclusively through interfaces, directly from agents, developers and private owners. Portals are deliberately not scraped. There are no commissions, no paid placements and no ranking for money.

04What no listing tells you

Every figure on wohnwahn states where it comes from and when it was measured. Where we could not measure, we say so instead of estimating.

Sun and shading
Hours of sunlight per floor and month, calculated on an in-house 3D city model including neighbouring buildings and terrain.
Heat
The City of Vienna urban climate analysis, the City of Graz climatope map, otherwise a model built from Copernicus data. The origin is stated for every value.
Noise
Official noise maps under the EU Environmental Noise Directive, day and night values.
Accessibility
An in-house routing engine using the timetables of all nine Austrian transport associations, plus bike, car and walking. Real travel times, not straight-line distance.
Flooding
Hazard zones and flood areas from the official INSPIRE services.
Green space and trees
Tree cover and green areas from Copernicus data and OpenStreetMap.
Zoning
Land-use plans of the federal states, evaluated per address.

Klagenfurt is being built and is not public yet. A market only goes live once its entire data chain has been calculated and checked.

We calculated this data ourselves and are free to analyse it. Tell us which analysis you need and we will supply the method with it. If the numbers do not support the thesis, we will tell you that too.

    How do supply and price spread across the areas a city officially classifies as overheated?

    How large is the difference in sunlight hours between the ground floor and the fourth floor, in summer and in December?

    What share of the flats on offer sits above the thresholds of the noise maps?

  • What a listing leaves out

    Comparing what a listing text promises with what the location data actually shows.

Important for context: we analyse our own inventory, not the entire market. Wording such as "of the flats on wohnwahn.at" is correct, "of Vienna's flats" would not be.

07How we work

  • No scraping. Listings come through interfaces, directly from agents, developers and private owners.
  • No money involved. No commissions, no paid placements, no ranking for payment. wohnwahn is free for searchers and providers alike.
  • A gap stays a gap. “Not measured” is never rounded up to “unremarkable”.
  • Addresses stay protected. The map deliberately shows an approximate location; exact coordinates never leave our server.
  • No tracking. No Google Analytics, no advertising cookies, no user profiles for third parties.

You can use these quotes without asking, attributed by name.

A listing shows you the flat, but not the location. We show both, even when the data contradicts the listing.
