Flats for sale in Upper Austria

Buy a flat in Upper Austria

Upper Austria has 18 districts and with them the finest price ladder outside Lower Austria. Between the city of Linz at 3,640 euro per square metre and Rohrbach at 1,738 lies a good factor of two, and in between what decides is mainly the distance to the central belt.

What is actually paid here

Statistics Austria evaluates the purchase contracts, so not what is asked but what was paid. Across the 18 Upper Austrian districts the median is 2,639 euro per square metre, ranging from 3,640 in the city of Linz down to 1,738 in Rohrbach.

Statistics Austria, average property prices 2025: prices actually paid in purchase contracts 2021 to 2025, euro per m² of living space, median per district. Median across all surveyed flat classes, purchase contracts 2021 to 2025, adjusted to the 2025 price level. Asking prices regularly sit above this, because they reflect the seller’s wish and not the deal.

What we show and the portals do not

When buying, what counts is what still holds in ten years. Three of those things are officially recorded and in no listing.

What the plot is zoned for

Upper Austria maintains the zoning of every municipality in a single provincial service. For a house with land, zoning decides whether you may extend, add a storey, or build at all. We show it per address.

What land costs in the municipality

Statistics Austria publishes building-land prices per municipality. In Upper Austria that explains the jump between Linz-Land and the Innviertel better than any district average.

What matters when buying a flat

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

The central belt does not end at the city limits

Linz-Land and Urfahr-Umgebung carry prices close to the city; the Mühlviertel and the Innviertel sit well below. What makes the difference is not the kilometre count but the connection: a municipality with a suburban rail stop costs more than one the same distance away without.

Transfer tax 3,5 %, land register fee 1,1 %, agent commission at most 3 % plus VAT. All purchase costs →

Frequently asked questions

What does a flat cost to buy in Upper Austria?

Across the 18 districts the median is 2,639 euro per square metre. The dearest is the city of Linz at 3,640, the cheapest Rohrbach at 1,738. These are prices actually paid in purchase contracts between 2021 and 2025.

How big is the gap between city and country?

A good factor of two, so less than in Lower Austria or Tyrol. With 18 districts Upper Austria has a broad middle: the central belt around Linz sits at the top, the Mühlviertel and Innviertel at the bottom, and many districts in between sit close together.

What costs come on top of the purchase price?

Property transfer tax of 3.5 per cent, land register entry of 1.1 per cent, plus contract drafting and, depending on the case, the agent commission. Our own page on purchase costs carries the full calculation.

Are these the prices being asked today?

No, they are the prices paid. Asking prices regularly sit above them. The series also pools five years and adjusts them to the 2025 level.
