What is actually paid here

Statistics Austria evaluates the purchase contracts, so not what is asked but what was paid. Across the thirteen Styrian districts the median is 1,687 euro per square metre, ranging from 2,874 in the city of Graz down to 1,159 in the Murtal.

What matters when buying a flat

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

A low price is no bargain if nobody follows

In Upper Styria square-metre prices sit at around a third of the Graz level, and there is a reason: the population there is not growing. On resale what counts is not the entry price but whether there is a buyer in ten years. Look at the municipality’s population trend, not only at the price.

Why is Styria so much cheaper than the west?

Because it has a lot of area with little demand. The Graz central belt is growing, Upper Styria is not, and the statistics average both. For a purchase decision the district figure is therefore the useful number and the provincial average the misleading one.

What costs come on top of the purchase price?

No, they are the prices paid. Asking prices regularly sit above them. The series also pools five years and adjusts them to the 2025 level.
