These houses are currently for sale in Graz and the surrounding area.
To be honest: with 6 listings we are still at the beginning for houses in Graz. That is not enough to search, and we will not pretend otherwise. What this page does answer is below: zoning, climate zone, noise and sunlight per address.
Listings come directly from estate agents and private owners, through interfaces and our own editor. We do not copy portals, and we take no commission.
These values are for flats and give only a rough sense of the location for houses. A house is priced by plot, year of construction and condition.
Districts without a row have no reliable figures. We would rather show a gap than an estimate.
IMMOXX-Markterhebung (Kauf) / immomarktanalyse.at (Miete), as of June 2026. Asking prices for flats, not house prices. For the land share the official building land price is the better figure; it is on our land page.

With a house the neighbourhood decides the value, and no brochure writes anything verifiable about it. These four sources are official and available for every address.

Open the noise map →The Graz climate zones show where the city heats up and where cold air from the hills arrives. Lend and Mariatrost are worlds apart.
Open the heat map →Sunlight per facade, calculated with the official building heights around it. In the old town the neighbouring building decides, not the compass.
Open the sun check →Zoning of the neighbouring plots shows what can still be built before the lease runs out.
Check the zoning →Heat builds up in the Graz basin, while cold air drains down the slopes at night. Two addresses in the same district can feel clearly different in summer, and the climate zone map shows it, not the brochure.
The open view is safe for as long as the neighbouring plot is green land. Checking the zoning map takes a minute and answers what may one day stand there.
The energy certificate is mandatory and belongs before the viewing. On an unrenovated house, switching to a heat pump including insulation costs an amount that changes the negotiation.
Transfer tax, land register fee, contract drafting and commission add up to roughly eight to twelve percent that no bank finances.
Transfer tax 3,5 %, land register fee 1,1 %, agent commission at most 3 % plus VAT. All purchase costs →
There is no honest single figure, because plot size, year of construction and condition matter more than the address. Graz is cheaper than Vienna and Salzburg, and the surrounding area considerably cheaper than the city.
The hillsides to the north and east receive cold air at night, while the basin around Lend, Gries and Jakomini heats up more. Our heat page shows the climate zones from the official Graz map.
Through the zoning map. Our tool shows the zoning for every address in Graz. It is the only binding statement.
Set your priorities once and the search orders by them: quiet location, cool summer, short commute, budget. No account, no cost.
