Where can you live by the water in Graz?

“By the water” is a favourite in every listing. wohnwahn measures it instead: 5,195 water features across Graz, from the Mur to the Hilmteich, and a cooling score per inhabited 250 m cell. Right now Gösting has the largest share of homes near water (85% of its residential spots).

And we say honestly where the trade-offs are: traffic noise along the Mur banks, mosquitoes in the floodplain woods, and a price premium at the Hilmteich.

Method: proximity to the big open waters per inhabited 250 m cell (the Mur, the Hilmteich and the big lakes and gravel ponds in the south count), bigger and closer water weighs more, share of cells above the threshold, clipped to the real boundary. Channelled races and small brooks are deliberately excluded, they don’t make a waterside home. A district scores high when many homes sit near water, not because of one exclusive shore. By the water and still central

Water usually means the edge of the city. These places prove otherwise: many waterside homes AND within 20 minutes of Jakominiplatz by transit (the Mur promenade in Lend and Gries is the classic).

What to check for a real waterside flat

The water view is the flat’s job, not the location’s

Our data shows how close and how cooling the water is around an address. Whether you actually see it depends on the floor, the orientation and the building, that’s what the listing and a viewing tell you.

The Mur promenade is not the Hilmteich

The Hilmteich is a calm park pond (quiet, pricier); the Mur banks in Lend and Gries are central and lively (bars, cycle paths, more noise from the riverside roads). Both are “by the water”, but they live completely differently. Check the noise layer on the search map for the riverside.

Floodplain means mosquitoes in summer

Homes right by the Mur floodplain woods (Murauen south of the city, the gravel ponds) are green and cool, but the mosquitoes are real from June to August. We don’t measure them, but they belong in the decision.

The Mühlgang is not the waterside you picture

The Mühlgang is a channelled mill race, partly covered, and small brooks vanish under the streets. “By the water” in a listing rarely means the open Mur, so read the map, not just the street name.

Is living by the water a flood risk?

wohnwahn measures water proximity and cooling, not flood risk. Graz has upgraded its Mur flood protection to the 100-year event, but the official HORA hazard map is the reference per address, not this page: we do not issue a flood-risk rating.

Mur promenade or Hilmteich, what’s the difference?

The Hilmteich is a still park pond: quiet, green, more expensive, a Sunday-walk feel. The Mur promenade in Lend and Gries is central and urban: bars, cycle paths, summer crowds and more noise. Both are “by the water” but suit very different lives.

Where do you live by the water AND close to the centre?

Innere Stadt for example: many waterside homes and still ≈ 5 minutes from Jakominiplatz by transit. The Mur promenade in Lend is the textbook case: the river on your doorstep, the Hauptplatz a ten-minute walk away.
