The Styrian rental market has one centre and many district towns: Graz and its surroundings carry the largest part, Leoben, Bruck, Kapfenberg, Leibnitz and Weiz the rest. Rents follow the purchase prices paid, and those range from 2,874 euro per square metre in Graz to 1,159 in the Murtal. Here are the flats to rent by district and what the province contributes.

What is actually paid here

Not what is asked, but what is actually paid under current tenancies. Statistics Austria surveys this in its microcensus across every main-residence rental in the province, most recently for 2025.

What matters when renting

Since July 2023 the commission is paid by whoever ordered it

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

Work out the housing support before signing

The Styrian housing support is tied to income limits and to an appropriate living space. Those just above get nothing, those just below often several hundred euro a month. That belongs before the decision for a flat, not after.

Common questions

What does a rental flat cost in Styria?

There is no official province-wide figure. Rents follow purchase prices: Graz and its surroundings highest, Upper Styria and the Murtal cheapest. The list above shows today’s listings with the price per square metre.

Where is renting cheaper than in Graz?

In almost every district town: Leoben, Bruck an der Mur, Kapfenberg, Knittelfeld and Judenburg sit 40 to 60 per cent below Graz in purchase prices paid, and rents follow. The price is the commute, which we can compute for every municipality once it is in the atlas.

What is the Wohnunterstützung?

The Styrian form of housing benefit: a monthly contribution to the rent, depending on household income, household size and living space. We compute it on our own page according to the law.

Does the reference rent apply in Styria?

Only to flats in buildings permitted before 1945, and the Styrian reference rent is one of the higher ones in Austria. Most of the supply is younger and let freely.
