Renting in Graz

Rent a flat in Graz

Graz sits in a basin in winter and is a hot city in summer, and no listing mentions either. For every flat we show how loud the address is measured to be, which climate zone it sits in and how much sunlight actually arrives.

These rental flats are currently available in Graz. We are still small in Graz, we say so openly, and in return we show more about each flat than the big portals do.

All results in the search →

Listings come directly from estate agents and private owners, through interfaces and our own editor. We do not copy portals, and we take no commission.

What renting costs per district

Asking rents per Graz city district, gross and per square metre. They are the benchmark we hold every single listing against.

IMMOXX-Markterhebung (Kauf) / immomarktanalyse.at (Miete), as of June 2026. Gross rent including running costs, asking prices. What is lawful in a specific contract depends on the year of construction and on the scope of the Tenancy Act.

What we show and portals do not

The difference is not the number of listings, it is what stands next to each one. No property description answers these four questions honestly, because the landlord writes it.

How loud it actually is

The official environmental noise map for Graz, address by address. Not „quiet location“ from the listing text, but the measured zone.

How hot the summer gets

The Graz climate zones show where the city heats up and where cold air from the hills arrives. Lend and Mariatrost are worlds apart.

How much sun the flat gets

Sunlight per facade, calculated with the official building heights around it. In the old town the neighbouring building decides, not the compass.

What matters when renting

Since July 2023 the commission is paid by whoever ordered it

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

Common questions

What does a rental flat cost in Graz?

Asking rents average around 13 euros per square metre gross. Districts differ less than in Vienna, but basin and hillside locations differ far more in summer climate than the price would suggest.

Do I pay the agent commission as a tenant?

Usually not. Since 1 July 2023 rental flats follow the first-instructing-party principle: whoever hires the agent pays, and that is almost always the landlord.

Which Graz districts are cooler in summer?

The hillsides to the north and east benefit from cold air draining at night, while the basin around Lend, Gries and Jakomini heats up more. Our heat page shows the climate zones per district, calculated from the official Graz map.

How many flats do you have in Graz?

Considerably fewer than the big portals, and we say so openly. The number is at the top of this page and changes daily. In return, each flat carries what the portals do not show.
