What matters when buying

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two Vienna districts can differ by more than a factor of two, and within one district a single street often separates more than 1,000 euros per square metre. That is why we put the district value next to each listing, not the city average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

Common questions

What does a flat cost in Graz?

The median asking price is around 4,800 euros per square metre, making Graz considerably cheaper than Vienna and Salzburg. Districts differ less than in Vienna, but basin and hillside locations differ far more in summer climate than the price would suggest.

Which Graz districts are cooler in summer?

The hillsides to the north and east benefit from cold air draining at night, while the basin around Lend, Gries and Jakomini heats up more. Our heat page shows the climate zones per district, calculated from the official Graz map.

What additional costs apply when buying?

Transfer tax of 3.5 percent and the land register fee of 1.1 percent are fixed by law, contract drafting adds roughly one to three percent, and an agent commission of at most three percent plus VAT may apply.

Does wohnwahn cost anything?
