Houses to rent in Graz

Rent a house in Graz

In Graz elevation decides how a house feels, and it does so twice a year. In summer the basin traps the heat; in winter an inversion settles over it and holds the air down, while cold air drains off the slopes at night. For every address we show the climate zone, the measured noise band and the zoning of the neighbourhood.

Currently listed

These houses are currently for rent in Graz and the surrounding area.

We currently have no house to rent in Graz. Houses to rent are the scarcest segment there is, and we will not pretend otherwise. A saved search will tell you the moment one arrives.

What a square metre of rent costs per district

These values are for flats and give only a rough sense of the location for houses. A rented house is priced by plot, condition and heating, and there is no ceiling on it.

IMMOXX-Markterhebung (Kauf) / immomarktanalyse.at (Miete), as of June 2026. Asking rents for flats, not for houses. There is no reliable per-district rent index for houses, and we do not invent one.

What we show and portals do not

With a house the neighbourhood shapes the years you spend there, and no brochure writes anything verifiable about it. These four sources are official and available for every address.

How loud it actually is

The official environmental noise map for Graz, address by address. Not „quiet location“ from the listing text, but the measured zone.

How hot the summer gets

The Graz climate zones show where the city heats up and where cold air from the hills arrives. Lend and Mariatrost are worlds apart.

How much sun the flat gets

Sunlight per facade, calculated with the official building heights around it. In the old town the neighbouring building decides, not the compass.

What matters when renting a house

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.

Elevation decides both summer and winter

The Graz basin traps heat in summer, and in winter an inversion settles over it and keeps the air below. On the northern and eastern slopes cold air drains away at night. Two addresses in the same district can differ noticeably, and the climate zone map shows it, not the brochure.

Common questions

Where in Graz do houses come up for rent?

Mostly in the outer districts and the surrounding municipalities. The dense inner city has almost no detached houses; the segment sits in Mariatrost, Andritz, Waltendorf, Straßgang and the villages around. Most are terraced houses.

Which locations in Graz are cooler in summer?

The hillsides to the north and east receive cold air at night, while the basin around Lend, Gries and Jakomini heats up more. Our heat page shows the climate zones from the official Graz map.

Does a house give me the same tenant protection as a flat?

Usually not. Houses with one or two dwellings are fully exempt from the Tenancy Act (§ 1 para 2 no 5 MRG). The rent is freely agreed, a fixed term needs no minimum length, and notice follows the civil code and the contract. A house with three or more dwellings is different, there the Act applies at least in part.

How do I check what may be built next to the house?

Through the zoning map. Our tool shows the zoning for every address in Graz. It is worth a look even for a tenancy: a building site next door tends to accompany a fixed-term contract for its whole length.

Search for what matters to you

Set your priorities once and the search orders by them: quiet location, cool summer, short commute, budget. And because rented houses go fast, a saved search pays off here in particular. No account, no cost.
