What is actually paid here

Not what is asked, but what is actually paid under current tenancies. Statistics Austria surveys this in its microcensus across every main-residence rental in the province, most recently for 2025.

For every municipality around the city, the real public transport time to Stephansplatz, computed per inhabited area rather than from the town sign. Between the station and the edge of town there is often half an hour.

What matters when renting

Since July 2023 the commission is paid by whoever ordered it

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

The reference rent only applies to old buildings

The reference rent of the Tenancy Act caps only flats in buildings permitted before 1945 and a small number of subsidised ones. Most of the rental supply in Lower Austria is younger; there the rent is free: a matter of negotiation, not of law.

Common questions

What does a rental flat cost in Lower Austria?

There is no official province-wide figure. Rents follow purchase prices: highest around Vienna and in the district towns, lowest in the Waldviertel and the northern Weinviertel. The list above shows today’s listings with the price per square metre.

Does the reference rent apply in Lower Austria too?

Yes, but only to flats in buildings permitted before 1945. The Lower Austrian reference rent is one of the lowest in Austria, but it applies to the smallest part of the supply. New builds, cooperatives and single-family houses are not covered.

How long do you really commute to Vienna from the surroundings?

It varies a lot by municipality and location, from around half an hour to over an hour at the edge of poorly connected municipalities. We computed the public transport time for every inhabited area, not from the town centre.

Are there cooperative flats in Lower Austria?

Yes, and more per head than in Vienna. They are not advertised in listings but allocated by the non-profit housing associations through waiting lists. What we show is the freely offered segment: agents and private owners.
