What houses actually cost here

Statistics Austria evaluates the purchase contracts of all 24 districts. These are prices paid, not asking prices: a listing naturally sits above them. As a measure of what a district is worth, the figure still beats any price range taken from listings.

The median per district averages over small and large plots and over construction years from before 1960 to today. A house built from 1991 on cost 3,309 euro per square metre on average across the province, one from before 1960 only 1,913: within a district, age explains more than location.

A house outside the city comes with travel time and with a land price. Neither is in any listing, and a place name alone does not answer it.

How long it really takes to get to Vienna

For every municipality around the city, the real public transport time to Stephansplatz, computed per inhabited area rather than from the town sign. Between the station and the edge of town there is often half an hour.

What matters when buying a house

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

The construction year weighs more than the district

Within Lower Austria, a house from before 1960 and one from 1991 on are separated by 1,400 euro per square metre on average. Buying an old house cheaply means buying the renovation too: heating, windows, insulation, wiring. The energy certificate tells you how much of that is due.

What does a house cost in Lower Austria?

Depending on the district between 1,220 and 4,801 euro per square metre of living space, measured on purchase contracts 2021 to 2025. The median over all 24 districts is 2,411 euro. For a house of 130 square metres that is around 313,000 euro on average across the province, a good 620,000 in Mödling, under 160,000 in the Waldviertel.

Where is it cheapest?

In the Waldviertel: Waidhofen an der Thaya 1,220, Gmünd 1,349, Zwettl 1,411 euro per square metre. The price for that is distance: Vienna is one and a half to two hours away. Commuters count the travel time in.

Where is it most expensive?

Around Vienna: Mödling 4,801, Baden 3,442, Tulln 3,407, Korneuburg 3,287 euro per square metre. The districts along the Südbahn and the Franz-Josefs-Bahn lead because the suburban railway keeps the trip into the city short.

Are these asking prices?

No, prices paid in purchase contracts, evaluated by Statistics Austria and lifted to the 2025 level. A listing sits above them, often by a quarter. The figure says what a district is worth, not what a single house may cost.
