Buy a house in Tyrol

No province spreads as widely as Tyrol: in Kitzbühel buyers paid an average of 9,055 euro per square metre of living space for a house, in Lienz 2,631. In between lie Innsbruck city at 7,655, the Inn valley at 5,300 to 5,400 and the western districts at a good 3,000. And in Tyrol, before the price comes the question whether you may live in the house at all: second homes are banned almost everywhere here.

What houses actually cost here

Statistics Austria evaluates the purchase contracts of all nine districts. These are prices paid, not asking prices. The median over the districts is 4,674 euro per square metre, but that figure says less in Tyrol than in any other province: Kitzbühel and Lienz are two markets.

Between small and large land lies a factor of 1.41 in Tyrol, almost as much as in Vorarlberg: the valley floor is scarce, and the plot carries the price.

What matters when buying a house in Tyrol

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

Main residence or not at all

The Tyrolean spatial planning act allows a leisure residence only in properties expressly designated for it, and those are capped. Buying a house to use it at weekends risks fines into five figures. The designation is in the purchase contract, not in the listing.

The opposite slope decides the sunlight

In a Tyrolean valley the winter sun stays behind the mountain for weeks. A house on the shaded slope is dark in December no matter where the windows face. That can be checked before buying, and the question belongs in every winter viewing.

What does a house cost in Tyrol?

Depending on the district between 2,631 and 9,055 euro per square metre of living space, measured on purchase contracts 2021 to 2025. In the Inn valley (Innsbruck-Land 5,433, Kufstein 5,307, Schwaz 4,674) a house of 130 square metres is around 610,000 to 700,000 euro, in East Tyrol half of that.

Why is Kitzbühel so much more expensive?

Because an international second-home market pays there what a Tyrolean main-residence market never would. 9,055 euro per square metre is more than in any Viennese district except the villa areas. The rest of Tyrol has nothing to do with it.

May I buy a Tyrolean house as a second home?

As a rule, no. Leisure residences need their own designation, which municipalities grant only within limits. A house without it must be used as a main residence, and municipalities check that through the residence register. Details on our second-home page.

Where is Tyrol cheapest?

In Lienz at 2,631, Reutte at 3,138 and Imst at 3,390 euro per square metre. East Tyrol is a market of its own, reached from Innsbruck via the Felbertauern or through Carinthia.
