Statistics Austria evaluates the purchase contracts for owner-occupied flats in all nine districts, by construction year and flat size. The value here is the median per district: prices paid, not asking prices.

The spread, a factor of 2.2, is smaller than for houses (3.4): flats in Tyrol are bought as main residences, and that market fluctuates less than the second-home market for houses in Kitzbühel.

What matters when buying a flat in Tyrol

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

The designation decides who may move in

The Tyrolean second-home ban applies to flats as well. A flat that may only be used as a holiday flat is expressly designated so and usually sits in tourism municipalities. All others must be main residences. The designation is in the land register and the purchase contract.

What does a flat cost in Tyrol?

Depending on the district between 2,455 and 5,510 euro per square metre, paid in purchase contracts 2021 to 2025. The median is 3,974 euro. A 70-square-metre flat therefore costs around 278,000 euro on average, a good 385,000 in Innsbruck city.

Where in Tyrol is living cheaper than in Innsbruck?

Almost everywhere: Innsbruck-Land 4,345, Kufstein 4,054, Schwaz 3,974, Imst 3,475, Reutte 3,281, Lienz 2,455 euro per square metre. The price is the commute, and the Inn valley is well connected by suburban rail.

May I use a Tyrolean flat as a holiday flat?

Only if it is expressly designated as a leisure residence. That applies to a small, capped part of the stock. All other flats are main residences, and the municipalities check.

Are these asking prices?

No, prices paid in purchase contracts, evaluated by Statistics Austria and lifted to the 2025 level. A listing sits above them. The figure places a district; it does not value a single flat.
