What is actually paid here

Statistics Austria evaluates the purchase contracts, so not what is asked but what was paid. Across the nine Burgenland districts the median is 1,570 euro per square metre, the lowest in Austria. The range runs from 2,616 in Neusiedl am See down to 1,156 in Güssing.

Statistics Austria, average property prices 2025: prices actually paid in purchase contracts 2021 to 2025, euro per m² of living space, median per district. Median across all surveyed flat classes, purchase contracts 2021 to 2025, adjusted to the 2025 price level. Asking prices regularly sit above this, because they reflect the seller’s wish and not the deal.

What we show and the portals do not

When buying, what counts is what still holds in ten years. Three of those things are officially recorded and in no listing.

What the province adds

Burgenland lends for a new home over 30 years at 0.9 per cent and adds up to 15,000 euro where the municipality is losing people. The subsidy is therefore highest exactly where the square metre is cheapest. Income limits, bonuses and the application are on our own page.

What land costs in the municipality

Statistics Austria publishes building-land prices per municipality. In Burgenland that is the decisive figure: the houses are old, the difference between districts is small, and what really makes a house expensive is where the land sits, by the lake or on the railway to Vienna.

What else a listing tells you

Every listing with us carries its location, the energy certificate with class and value, the features from the feed and the check by our quality gate. What a provider does not deliver stays empty instead of being guessed.

What matters when buying a flat

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

Here the price follows the railway, not the map

Neusiedl am See costs more than double Güssing, and the reason is the connection to Vienna. Buy in the north and you buy a commuter location; buy in the south and you buy a quiet one. Look at the actual timetable before buying, not the distance.

Transfer tax 3,5 %, land register fee 1,1 %, agent commission at most 3 % plus VAT. All purchase costs →

Frequently asked questions

What does a flat cost to buy in Burgenland?

Across the nine districts the median is 1,570 euro per square metre, the lowest in Austria. The dearest is Neusiedl am See at 2,616, the cheapest Güssing at 1,156. These are prices actually paid in purchase contracts between 2021 and 2025.

Why is the north so much more expensive than the south?

Because it lies in the Vienna catchment. Neusiedl am See and Eisenstadt are commuter locations on the railway; the south around Güssing and Jennersdorf is not. That single axis explains almost the whole price range of the province.

What costs come on top of the purchase price?

Property transfer tax of 3.5 per cent, land register entry of 1.1 per cent, plus contract drafting and, depending on the case, the agent commission. Our own page on purchase costs carries the full calculation.

Are these the prices being asked today?

No, they are the prices paid. Asking prices regularly sit above them. The series also pools five years and adjusts them to the 2025 level.
