Burgenland is the cheapest province: 2,184 euro per square metre of living space at the median of its districts, less than half of Vorarlberg. Between Rust at 2,816 and Oberpullendorf at 1,587 lies a factor of 1.8, and the dividing line does not run north against south but close to Lake Neusiedl and the railway to Vienna against the rest. What houses actually cost here

Statistics Austria evaluates the purchase contracts of all nine districts. These are prices paid, not asking prices. Burgenland thus sits at a median of 2,184 euro per square metre, a good tenth below Lower Austria and less than half of Tyrol or Vorarlberg.

The year of construction counts for less here than elsewhere: a house from 1991 onwards cost 1,716 euro per square metre, one from before 1960 1,344, so only 1.28 times as much. In Upper Austria the factor is 1.68, in Styria 1.91. A balcony, terrace or garden, by contrast, adds 36 per cent.

What the province adds

Statistics Austria publishes building-land prices per municipality. In Burgenland that is the decisive figure: the houses are old, the difference between districts is small, and what really makes a house expensive is where the land sits, by the lake or on the railway to Vienna.

What matters when buying a house

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

The old house is the rule here, not the exception

Because the year of construction barely shows in Burgenland prices, a farmhouse from 1930 costs almost as much as a new build. The difference then sits in the energy certificate and the refurbishment. Ask for the certificate before the viewing: between class A and G, 130 square metres mean several thousand euro of heating a year.

The land transfer authority has a say

Burgenland has its own land transfer act. Buying agricultural land, and buying without a main residence in the province, requires the contract to be approved. That is no obstacle, but it takes time, and it belongs in the schedule of the purchase.

For a house of 130 square metres that is roughly 206,000 to 366,000 euro depending on the district, before ancillary costs.

Where is Burgenland cheapest?

In the centre and the south: Oberpullendorf 1,587, Oberwart 1,609, Güssing 1,654 euro per square metre. The north around Lake Neusiedl and Eisenstadt is dearest, that is where the trip to Vienna stays under an hour.

Why is Burgenland so much cheaper than the west?

Because land is not scarce here. Vorarlberg squeezes 412,000 people into a narrow valley; Burgenland spreads 300,000 across a wide plain with good transport links only in the north. In prices paid for houses that gives 2,184 against 4,730 euro per square metre.
