Vorarlberg is the province with the narrowest price band: between the most expensive district, Bregenz at 4,955 euro per square metre of living space, and the cheapest, Bludenz at 4,560, lies only nine per cent. What determines the price of a house here is not the district but the plot: between small and large land lies a factor of 1.45. Here are the prices paid and what is currently on offer.

What houses actually cost here

Statistics Austria evaluates the purchase contracts of all four districts. These are prices paid, not asking prices. On average Vorarlberg sits at 4,730 euro per square metre, almost double Lower Austria and a quarter above Styria.

Statistics Austria publishes a building-land price for all 96 municipalities in Vorarlberg. In the Rhine valley the land is the biggest item of a house: between a small and a large plot, the house price paid differs by a factor of 1.45, more than in any other province.

What matters when buying a house

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

The plot is the price

Vorarlberg is narrow: between Lake Constance and Bludenz, settlement, farming and industry share a thin valley floor. In the house prices paid, the difference between a small and a large plot is 45 per cent; in Lower Austria it is 23. Anyone comparing houses here compares plot size first.

What does a house cost in Vorarlberg?

On average 4,730 euro per square metre of living space, measured on purchase contracts 2021 to 2025. Bregenz sits at 4,955, Dornbirn at 4,790, Feldkirch at 4,669 and Bludenz at 4,560. For a house of 130 square metres that is around 615,000 euro, before extra costs.

Why are the four districts so close together?

Because the Rhine valley is one continuous settlement area. Bregenz, Dornbirn and Feldkirch merge into each other, commutes are short, and demand spreads across the whole valley. Only Bludenz with its side valleys drops slightly.

Is Vorarlberg more expensive than Tyrol?

On average similar: Vorarlberg 4,730, Tyrol 4,674 euro per square metre. The difference lies in the spread. Tyrol ranges from Kitzbühel at 9,055 to Lienz at 2,631; Vorarlberg has no outliers at the top and no cheap corner.
