Houses in Bregenz

Buy a house in Bregenz

A house in the district of Bregenz costs 4,955 euro per square metre, more than in any other Vorarlberg district. The reason is the land itself: the valley floor is narrow, and what may be built on it is set out in the provincial zoning plan. We query that for every address.

These houses are currently for sale in Bregenz.

We currently hold no house for sale in Vorarlberg. We build a market from the data first and approach providers in the Rhine valley afterwards. What stands below comes from official sources and applies regardless.

What we show and the portals do not

For a house, what counts is the land it stands on and what may happen around it. In Vorarlberg both are officially recorded.

What the plot is zoned for, in plain words

Vorarlberg publishes the zoning of every municipality with the designation spelled out, the municipality and the plan date. We query it per address. Whether the neighbouring plot is residential, mixed or commercial decides noise, traffic and what may still be built there.

What the location is really like, per 250-metre cell

For every Bregenz district and every municipality in the Rhine valley we measure noise, greenery, heat, sunlight and real transit travel times. Not from the town sign, but per cell. In a valley with the Pfänder rising to the east, sunlight is no side issue.

What land costs in the municipality

Statistics Austria publishes a building-land price for all 96 municipalities in Vorarlberg. In a valley where the flat ground is scarce, that explains more than any district average.

What matters when buying a house in the Rhine valley

Search the valley, not the city

Bregenz has 29,270 inhabitants, the market 311,231. From Bregenz station Dornbirn is 11 minutes away by train, exactly as far as the Achsiedlung within Bregenz itself. The neighbouring municipality of Möggers is 8 kilometres away and takes 100 minutes. Anyone who sticks to the city limits here drops half the flats that are equally quick to reach, for no reason.

The Pfänder costs morning sun, not midday sun

On the valley floor the southern horizon is low, 1 to 8 degrees. The mountain stands to the east and reaches 15.7 degrees from the centre, which hits the morning. On the slopes it is different: Thalbach 17 degrees, Fluh up to 25. And in the south of the market it becomes a real problem: in Feldkirch-Tisis the southern horizon at 22.1 degrees stands above the winter sun of 19.1 degrees. There the midwinter sun stays behind the mountain at noon.

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

Frequently asked questions

What does a house cost in Bregenz?

Statistics Austria reports 4,955 euro per square metre of floor space for the district of Bregenz, from purchase contracts between 2021 and 2025. That is the highest figure in Vorarlberg, ahead of Dornbirn at 4,790, Feldkirch at 4,669 and Bludenz at 4,560.

Why are houses in Vorarlberg so expensive?

Because the valley floor is scarce. On provincial average a house costs 4,730 euro per square metre, effectively level with Salzburg (4,726) and more than double Styria at 2,132. Only Vienna, at 5,943, is clearly above. At the same time the price band between districts is the narrowest in the country: there is hardly a cheaper corner to move to.

What does the zoning say, and why do you show it?

It says what is permitted on a plot and on the one next to it. Vorarlberg publishes it in plain words, with the designation spelled out, the municipality and the plan date, and we query it per address. For a house it decides whether you may extend or add a storey, and whether a business can appear next door.

What costs come on top of the purchase price?

Property transfer tax of 3.5 per cent, land register entry of 1.1 per cent, plus contract drafting and, depending on the case, the agent commission. Our own page on purchase costs carries the full calculation.
