Immobilienpreise in Bregenz und im Rheintal

A square metre of flat costs 4,243 euros in the district of Bregenz. That is the third highest of the eight markets we cover, behind Innsbruck and Salzburg. The more unusual figure, though, is the spread: between the cheapest and the most expensive district of Vorarlberg lies a factor of 1.19, the smallest in Austria.

Building land: the district figure hides the town

For building land the official source goes down to the municipality, and for Bregenz that changes everything. The town of Bregenz stands at 1,264 euros per square metre, the political district at 544. The district reaches up into the Bregenzerwald and spans 121 to 1,264 euros, so a district average says nothing about a single place here.

The smallest spread in Austria

Vorarlberg has no cheap district. Between Feldkirch (3,579) and Bregenz (4,243) lies a factor of 1.19, rank 1 of 9 provinces and the tightest of them all. Part of that is arithmetic, because Vorarlberg has only 4 districts. The rest is the actual information, and it can be shown absolutely: the cheapest district of Vorarlberg is more expensive than the most expensive district of Steiermark and Burgenland. And it sits almost exactly at the level of the cheapest district in VIENNA: Wien 11., Simmering costs 3,599 euros.

The year of construction beats the location

In the district of Bregenz an older flat costs 3,286 euros per square metre, a new one 5,221. That is 1,935 euros or 59 per cent difference, while between the most and the least expensive district of the province there are only 19 per cent. Anyone choosing between districts here is deciding about far less money than anyone choosing between an old building and a new one.

Houses

A house costs 4,955 euros per square metre in the district of Bregenz, more than a flat. Across the province the four districts lie between 4,560 and 4,955 euros, an even tighter band than for flats.

And renting?

Vorarlberg pays the highest rent per flat in Austria: 619.90 euros a month net, ahead of Tyrol and Salzburg. Per square metre it is 9.30 euros net and 11.80 including operating costs.

These are rents actually paid across all existing leases (Statistics Austria, Microcensus 2025), not asking rents. New leases cost markedly more: across Austria €9.7 per m² net for contracts under two years old, against €4.7 for those running over twenty years. That gap is why the average across all leases sits well below what you pay on a new one.

The reference rent says the same thing

The statutory reference rent for Vorarlberg is 10.35 euros per square metre (valid from 2026-04-01), rank 1 of 9 provinces and well above Vienna at 6.74. It is worth holding that figure against another one: the province's own housing benefit recognises at most 8.70 euros of rent per square metre, 19 per cent below its own statutory reference.
