What matters when buying in the Rhine valley

Search the valley, not the city

Bregenz has 29,270 inhabitants, the market 311,231. From Bregenz station Dornbirn is 11 minutes away by train, exactly as far as the Achsiedlung within Bregenz itself. The neighbouring municipality of Möggers is 8 kilometres away and takes 100 minutes. Anyone who sticks to the city limits here drops half the flats that are equally quick to reach, for no reason.

The Pfänder costs morning sun, not midday sun

On the valley floor the southern horizon is low, 1 to 8 degrees. The mountain stands to the east and reaches 15.7 degrees from the centre, which hits the morning. On the slopes it is different: Thalbach 17 degrees, Fluh up to 25. And in the south of the market it becomes a real problem: in Feldkirch-Tisis the southern horizon at 22.1 degrees stands above the winter sun of 19.1 degrees. There the midwinter sun stays behind the mountain at noon.

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

What does a flat cost to buy in Bregenz?

Statistics Austria reports 4,243 euro per square metre for the district of Bregenz, as a median across all surveyed flat classes from purchase contracts between 2021 and 2025. That makes Bregenz the most expensive of the four Vorarlberg districts, ahead of Bludenz at 4,094, Dornbirn at 3,997 and Feldkirch at 3,579.

Why do the Vorarlberg districts differ so little?

Because building land is scarce everywhere. Between the dearest and the cheapest district the factor is 1.2 for flats and only 1.1 for houses, the narrowest price band of all nine provinces. For comparison, in Lower Austria the dearest district is four times the cheapest. Where price barely differentiates, location does: sunlight, noise, accessibility and zoning.

What costs come on top of the purchase price?

How much winter sun does a flat get here?

It depends where in the valley it stands. On the Bregenz valley floor the southern horizon is low at 1 to 8 degrees; the Pfänder rises to the east and costs morning sun. On the slopes it is 17 to 25 degrees, and in Feldkirch-Tisis the southern horizon at 22.1 degrees stands above the winter sun of 19.1 degrees. We compute this per address against the terrain.
