Search the valley, not the city

Bregenz has 29,270 inhabitants, the market 311,231. From Bregenz station Dornbirn is 11 minutes away by train, exactly as far as the Achsiedlung within Bregenz itself. The neighbouring municipality of Möggers is 8 kilometres away and takes 100 minutes. Anyone who sticks to the city limits here drops half the flats that are equally quick to reach, for no reason.

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.
