Vorarlberg is expensive, and measurably so: €9.30 per square metre net, 21 per cent above the Austrian average. Only Tyrol and Salzburg sit higher. Per flat, Vorarlberg is in fact the most expensive province at €619.90 net a month, because flats here are larger than in Tyrol or Salzburg. These figures come from the Statistics Austria microcensus and are what is actually paid under current tenancies.

What the province adds

What else a listing tells you

What matters when renting

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

Service charges are not the outlier here

In Vorarlberg service charges add €2.60 per square metre, almost exactly the Austrian average of €2.60. What is expensive here is the net rent, not the extras. So compare two offers on the net rent, and ask to see last year’s service-charge statement.

The large flat explains the high monthly rent

Vorarlberg has the highest monthly rent in Austria, but not the highest rate per square metre. Arithmetically the Vorarlberg rental flat measures 66.7 square metres, the Tyrolean 64.4 and the Viennese 65.8. Anyone looking for a small flat pays less here than the provincial figure suggests.

Not officially. Statistics Austria surveys rents in the microcensus, and its sample does not support a district level. Purchase has district figures, rent does not. We do not invent them either.

Why is Vorarlberg so expensive?

Because space is scarce. The Rhine valley is a narrow valley floor between Lake Constance and the mountains, where settlement, farming and industry compete. Purchase shows the same scarcity: at €4,730 per square metre paid for houses, Vorarlberg is almost twice Lower Austria.
