What is actually paid here

Not what is asked, but what is actually paid under current tenancies. Statistics Austria surveys this in its microcensus across every main-residence rental in the province, most recently for 2025.

  • € 6,90/m²Existing tenancies, Oberösterreich
  • € 7,70/m²Existing tenancies, Austria
  • € 9,70/m²New contract, Austria

Service charges add €2,50 per m², giving €9,30 gross. A contract less than two years old costs €9,70 per m² net across Austria, one running over twenty years €4,70: what you rent today therefore sits above the figure for existing tenancies.

Statistics Austria, microcensus on housing 2025: average rent across all main-residence rentals per province, euro per m². No finer level than the province exists for this.

What we show and the portals do not

What a flat really costs is not the rent alone. Three things about that are officially documented.

What the neighbouring plot is zoned for

Upper Austria maintains the zoning of every municipality in a single provincial service. For a rented house it tells you what may appear next door: residential, mixed and commercial building areas are three different neighbourhoods.

What the province adds towards the rent

Upper Austrian housing benefit goes to tenants in privately owned older stock as well. It depends on income, household size and an eligible dwelling size, and on a house that last limit is the decisive one.

What the location in Linz is really like

For every Linz district and surrounding municipality we measure noise, greenery, heat, sunlight and real transit travel times, per 250-metre cell and not from the town sign. None of that is in a listing.

What matters when renting in Upper Austria

Since July 2023 the commission is paid by whoever ordered it

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

The central belt and the Mühlviertel are two markets

For purchases the range runs from 3,640 euro per square metre in the city of Linz down to 1,738 in Rohrbach, more than double. For rents there is no district figure, but the same gradient. Search the commuter belt and you pay Linz prices; half an hour further out it is a different market, with different transit.

Frequently asked questions

What does a flat to rent cost in Upper Austria?

Statistics Austria measures 6.90 euro per square metre net and 9.30 gross, on average 461.40 euro net per dwelling. The national average is 7.70 net. No figure per district is surveyed for rents.

Are these the prices I would pay today?

No. These are the rents of all current tenancies. A contract less than two years old costs 9.70 euro per square metre net across Austria, one running over twenty years 4.70: more than double. Anyone renting anew today sits above the provincial figure.

Do I pay the agent commission as a tenant?

Usually not. Since 1 July 2023 the first-instructing-party principle applies to rentals: whoever instructs the agent pays them, and that is almost always the landlord.

Where is Upper Austria most expensive?

For rents no district figure is published. For purchases the median across the districts is 2,639 euro per square metre, from 3,640 in the city of Linz down to 1,738 in Rohrbach. The central belt around Linz is expensive; the Mühlviertel and the Innviertel are cheap.
