Rent a flat in Carinthia

A main-residence rental costs 394.80 euro net a month on average in Carinthia. That is the only provincial figure in Austria below 400 euro, almost a quarter under the national average of 508.60. Per square metre it is 5.90 euro net. That is the rent of all running tenancies, though, and a new contract costs more.

What is actually paid here

Not what is asked, but what is actually paid under current tenancies. Statistics Austria surveys this in its microcensus across every main-residence rental in the province, most recently for 2025.

What the province adds towards the rent

Carinthia pays housing benefit to tenants in privately owned older stock too, not only to housing-association tenants. Who gets how much depends on income, household size and the dwelling size considered reasonable. What applies is on our own page.

Statistics Austria publishes building-land prices per municipality. In Carinthia that separates the lake belt from the rest of the province more sharply than any rent figure, and a house by the lake is rarely let.

What matters when renting in Carinthia

Since July 2023 the commission is paid by whoever ordered it

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

By the lakes a flat is often free for the summer only

In the lake belt around Velden, Pörtschach and Maria Wörth part of the housing stock is on the market as holiday accommodation. An offer running only from October to May, or quoting the deposit in weekly rents, is not a main residence. Ask before the viewing whether you may register there.

Where is Carinthia most expensive?

For rents no district figure is published. For purchases the median across the districts is 2,713 euro per square metre, from 3,605 in Villach Land down to 1,255 in Sankt Veit an der Glan. The lake belt is thus almost three times the interior, and that spread is likely to show up in rents too.
