Flats for sale in Carinthia

Buy a flat in Carinthia

Between the dearest and the cheapest Carinthian district lies almost a factor of three: 3,605 euro per square metre in Villach Land, 1,255 in Sankt Veit an der Glan. The lake belt is a different market from the interior, and the provincial average hides exactly that difference.

What is actually paid here

Statistics Austria evaluates the purchase contracts, so not what is asked but what was paid. Across the ten Carinthian districts the median is 2,713 euro per square metre, ranging from 3,605 in Villach Land down to 1,255 in Sankt Veit an der Glan.

Statistics Austria, average property prices 2025: prices actually paid in purchase contracts 2021 to 2025, euro per m² of living space, median per district. Median across all surveyed flat classes, purchase contracts 2021 to 2025, adjusted to the 2025 price level. Asking prices regularly sit above this, because they reflect the seller’s wish and not the deal.

What we show and the portals do not

When buying, what counts is what still holds in ten years. Three of those things are officially recorded and in no listing.

What the location in Klagenfurt is really like

For every Klagenfurt district and every surrounding municipality we measure noise, greenery, heat, sunlight and real transit travel times, per 250-metre cell and not from the town sign. None of that is in a listing.

What land costs in the municipality

Statistics Austria publishes building-land prices per municipality. In Carinthia that separates the lake belt from the rest of the province more sharply than the house price itself.

What matters when buying a flat

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

By the lakes you buy the season with it

In the lake belt around Villach and Velden part of the housing stock is tied to second-home use or let as holiday accommodation. That lifts the price and empties the building in winter. Ask about main-residence zoning and about the share of permanently occupied units in the building.

Transfer tax 3,5 %, land register fee 1,1 %, agent commission at most 3 % plus VAT. All purchase costs →

Frequently asked questions

What does a flat cost to buy in Carinthia?

Across the ten districts the median is 2,713 euro per square metre. The dearest is Villach Land at 3,605, the cheapest Sankt Veit an der Glan at 1,255. These are prices actually paid in purchase contracts between 2021 and 2025, not asking prices.

Why is Villach Land more expensive than the provincial capital?

Because the district takes in the Faaker See and the Ossiacher See, and with them the lakeshores that set the price. The statistics work per district, and a district with lakeshore carries a different median from one without. Within the district the spread is correspondingly wide.

What costs come on top of the purchase price?

Property transfer tax of 3.5 per cent, land register entry of 1.1 per cent, plus contract drafting and, depending on the case, the agent commission. Our own page on purchase costs carries the full calculation.

Are these the prices being asked today?

No, they are the prices paid. Asking prices regularly sit above them. The series also pools five years and adjusts them to the 2025 level, so it is an average and not a snapshot.
