What flats actually cost here

Statistics Austria evaluates the purchase contracts for owner-occupied flats in all 24 districts, separated by construction year and flat size. The value here is the median per district. These are prices paid; no listing is measured against them.

The spread is the largest of all provinces, a factor of 4.1 between Mödling and Waidhofen an der Thaya. Within the districts around Vienna, the walk to the suburban railway decides: the same flat costs differently at the station and at the edge of town.

What matters when buying a flat

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

New builds outside Vienna usually mean developer projects

A large share of the flats for sale in the districts around Vienna come from projects with dozens of units. On the detail page we show the siblings of the same development with their price difference, so the cheapest unit in the same building is not overlooked.

What does a flat cost in Lower Austria?

Depending on the district between 923 and 3,821 euro per square metre, paid in purchase contracts 2021 to 2025. The median over all 24 districts is 2,047 euro. A 70-square-metre flat therefore costs around 143,000 euro on average across the province, a good 267,000 in Mödling.

Which districts are the most expensive?

Mödling 3,821, Tulln 3,254, Baden 3,227, Korneuburg 3,024 and Bruck an der Leitha 2,719 euro per square metre. All five lie on a suburban railway to Vienna.

Where are flats cheapest?

In the Waldviertel and the Mostviertel away from the Westbahn: Waidhofen an der Thaya 923, Zwettl 1,085, Lilienfeld 1,211 euro per square metre. Supply there is small, though; owner-occupied flats are rare in these districts.

How does that compare with Vienna?

Clearly: the Lower Austrian median is 2,047 euro per square metre, the Viennese districts sit far above that on average. Moving from Vienna to the surroundings trades price for travel time, and we compute that for every municipality.
