Lower Austria is where the house market actually happens. What explains the price is almost always the same thing: the distance to Vienna, and within the municipality the distance to the station. Between a spot near the station and the edge of the village often lies half an hour, every day, in both directions.

What matters when renting a house

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.

Distance to the station beats the name of the town

The most common mistake when searching outside the city is to look only at the municipality. Within one place, being near the station often saves half an hour each way compared with the outskirts. A house ten minutes from the suburban railway in a slow municipality beats the cheaper one at the field edge of a fast one.

Which districts are most likely to have a house to rent?

The ones where the listings actually are. The list above shows today’s picture and changes with every new listing. Structurally these are the districts along the rail corridors to Vienna and around St. Pölten, Krems and Wiener Neustadt.

What does a house cost to rent in Lower Austria?

There is no reliable province-wide figure. Houses fall outside the Tenancy Act, so there is no reference rent, and the spread between the Waldviertel and the Vienna fringe is too wide for an average. The official land price of the municipality is the better guide.

Does a house give me the same tenant protection as a flat?

Usually not. Houses with one or two dwellings are fully exempt from the Tenancy Act (§ 1 para 2 no 5 MRG). The rent is freely agreed, a fixed term needs no minimum length, and notice follows the civil code and the contract. A house with three or more dwellings is different, there the Act applies at least in part.

How long is the commute to Vienna really?

It varies widely by municipality and location, from around half an hour to more than an hour at the edge of poorly connected places. We calculated the public transport time for every inhabited location, not from the village centre. The ranking is in our commuting chapter.
