Houses to rent in Vorarlberg

Rent a house in Vorarlberg

A house to rent is rare and expensive in Vorarlberg. The officially surveyed rent is €9.30 per square metre net, 21 per cent above the Austrian average, and whoever rents a whole house pays that for 130 rather than 67 square metres. On top of that comes the legal position: a detached house usually falls outside the Tenancy Act altogether, and that changes more than the price.

Currently listed

We currently hold no house to rent in Vorarlberg: our providers are so far mostly in eastern Austria. The official rent figures below still apply, they come from Statistics Austria and not from our own stock. A saved search reports the first listing.

What is actually paid here

Not what is asked, but what is actually paid under current tenancies. Statistics Austria surveys this in its microcensus across every main-residence rental in the province, most recently for 2025.

  • € 9,30/m²Existing tenancies, Vorarlberg
  • € 7,70/m²Existing tenancies, Austria
  • € 9,70/m²New contract, Austria

Service charges add €2,60 per m², giving €11,80 gross. A contract less than two years old costs €9,70 per m² net across Austria, one running over twenty years €4,70: what you rent today therefore sits above the figure for existing tenancies.

Statistics Austria, microcensus on housing 2025: average rent across all main-residence rentals per province, euro per m². No finer level than the province exists for this.

What we show and the portals do not

For a house, the land it stands on is what counts. What that costs in every municipality is officially recorded, and we show it.

What the province adds

Vorarlberg pays housing benefit as the difference between the recognised and the reasonable housing cost, and lends up to 100,000 euro per unit for a new home, graded by land consumption. The limits, the income table and a calculator following the 2026 guideline are on our own page.

What land costs in the municipality

Statistics Austria publishes a building-land price for all 96 municipalities in Vorarlberg. It explains rents too: where land is expensive, new builds are expensive, and they pull rents up with them.

What else a listing tells you

Every listing with us carries its location, the energy certificate with class and value, the features from the feed and the check by our quality gate. What a provider does not deliver stays empty instead of being guessed. On a rental, the energy certificate is the second rent: it says what the heating will cost.

What matters when renting a house

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.

At 130 square metres the heating is the second rent

A house in class F uses four times as much as a new build, and at 130 square metres that quickly means 3,000 euro a year. The energy certificate must be produced to you before the contract is signed. Ask for it before the viewing, not after.

Frequently asked questions

What does a house to rent cost in Vorarlberg?

Statistics Austria publishes no separate house figure. For all main-residence rentals in the province together it is 9.30 euro per square metre net and 11.80 gross. At 130 square metres that would be roughly 1,209 euro net and 1,534 gross, but that is an extrapolation from the provincial average and not a surveyed house figure.

Does a house give me the same tenant protection as a flat?

Usually not. Houses with one or two dwellings are fully exempt from the Tenancy Act (§ 1 para 2 no 5 MRG). The rent is freely agreed, a fixed term needs no minimum length, and notice follows the civil code and the contract. A house with three or more dwellings is different, there the Act applies at least in part.

Are these the prices I would pay today?

No. These are the rents of all current tenancies. A contract less than two years old costs 9.70 euro per square metre net across Austria, one running over twenty years 4.70: more than double. Anyone renting anew today sits above the provincial figure.

Why are there so few houses to rent in Vorarlberg?

Because land here is scarce and expensive. With house prices paid at 4,730 euro per square metre on provincial average, letting a whole house rarely pays against selling it. Anyone looking for a house finds more for sale than to rent in Vorarlberg, and more in the Bregenzerwald or the Walgau than in the Rhine valley.
