What flats actually cost here

Statistics Austria evaluates the purchase contracts for owner-occupied flats in all four districts, by construction year and flat size. The value here is the median per district: prices paid, not asking prices.

The order differs from houses: for flats Bludenz at 4,094 sits ahead of Dornbirn at 3,997, and Feldkirch at 3,579 is clearly the cheapest district. For houses it is Bludenz that drops.

Statistics Austria publishes a building-land price for all 96 municipalities in Vorarlberg. In the Rhine valley the land is the biggest item of a house: between a small and a large plot, the house price paid differs by a factor of 1.45, more than in any other province.

What matters when buying a flat

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

Small and new is most expensive here

In all four districts the smallest flat class in new builds costs most per square metre, in Bregenz over 5,700 euro. Comparing the square-metre price of a listing with the district median therefore compares a small new flat with a figure that includes large old ones.

What does a flat cost in Vorarlberg?

On average 4,046 euro per square metre, paid in purchase contracts 2021 to 2025. Bregenz sits at 4,243, Bludenz at 4,094, Dornbirn at 3,997, Feldkirch at 3,579. A 70-square-metre flat therefore costs around 283,000 euro, before extra costs.

Why is Feldkirch cheaper than Bludenz?

Because the statistics average all classes, and Bludenz with its tourism municipalities in the Montafon and on the Arlberg carries a part of the market that is dearer than the valley floor. Feldkirch is a residential market without that peak.

How does Vorarlberg compare?

Highest after Vienna. Lower Austria sits at 2,047 euro per square metre, Styria at 1,687, Tyrol at 3,974. Only Innsbruck city and Kitzbühel, as individual districts, sit above Bregenz.
