Between the city of Klagenfurt at 3,375 and St. Veit an der Glan at 1,910 lies a factor of 1.8, and what is expensive is what sits on water or in one of the two cities. What houses actually cost here

Statistics Austria evaluates the purchase contracts of all ten districts. These are prices paid, not asking prices. Carinthia thus sits at a median of 2,554 euro per square metre, practically level with Upper Austria.

An outdoor space adds 38 per cent in Carinthia, more than in any other of the four provinces compared here. The year of construction carries a factor of 1.59: a house from 1991 onwards cost 3,145 euro per square metre, one from before 1960 1,984.

What matters when buying a house

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

Water makes the price, not the compass

Carinthia’s expensive districts lie on Lake Wörth, Lake Ossiach and Lake Millstatt, and in the two cities. The 38 per cent premium for an outdoor space is the highest in this comparison, and it is the same effect: what is sought here has a garden, a terrace and a view. Anyone searching away from water finds considerably more house for the money in the Lavanttal and around St. Veit.

A second home is a separate question

Carinthia limits second homes through its land transfer act, and individual lakeside municipalities go further than others. Whether a property may be used as a holiday home is decided by the municipality, not by the listing. Ask before you make an offer, not after.

For a house of 130 square metres that is roughly 248,000 to 439,000 euro, before ancillary costs.

Where is Carinthia cheapest?

St. Veit an der Glan at 1,910, Völkermarkt at 2,029 and Wolfsberg at 2,171 euro per square metre. All three lie away from the lakes, though St. Veit and Völkermarkt are less than half an hour from Klagenfurt.

Is Carinthia dearer than Styria?

Yes, clearly: 2,554 against 2,132 euro per square metre at the median of the districts, around 20 per cent. The difference comes from the lakes and the two cities; the cheapest districts of both provinces, by contrast, sit close together.
