Burgenland publishes the zoning of every municipality spelled out, not as a code. We query it per address. That matters more here than elsewhere: the most common building zoning in the province is the village area with 8,567 areas, ahead of the residential zone with 7,975. In a village area your neighbour may run a farm, with animals and harvest hours.

Statistics Austria publishes a separate building-land price for the Burgenland municipalities. In northern Burgenland that explains more than any district average: between a municipality on Lake Neusiedl and one in the Rosalia hills lie worlds, and the district average sees neither.

What matters when renting a house in northern Burgenland

Search the market, not the city

Eisenstadt has 16,396 inhabitants and is Austria’s smallest provincial capital. The market we show has 113,431. From Eisenstadt station Oslip is 6 minutes away by public transport, Großhöflein 10, Wulkaprodersdorf 12, Mattersburg 24 and Neusiedl am See 26. Anyone sticking to the city limits drops 45 municipalities, some of them quicker to reach than the city’s own edge.

Village area means: your neighbour may run a farm

The most common building zoning in Burgenland is not the residential area but the village area: 8,567 areas against 7,975, counted in the province’s plan. There housing and farming are explicitly envisaged side by side. Your neighbour may keep animals, drive machinery and work at harvest time whenever the harvest demands it. That is not a defect, it is the purpose of the zoning, and it appears in no listing. We show it for every address.

Commuting to Vienna: the honest figure

Vienna is why many people search here at all, and the number belongs on the table. From Eisenstadt station to Vienna Central Station is a measured 65 minutes, to Stephansplatz 73. That is not casual daily commuting. Wiener Neustadt is 37 minutes away, and from the south of the market Wiener Neustadt is actually closer than Eisenstadt: 13 minutes from Neudörfl, 19 from Bad Sauerbrunn, 20 from Wiesen. Anyone commuting to Vienna daily should know that before signing.

Since July 2023 the commission is paid by whoever ordered it

For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.

Fixed term or open ended is the most important line

Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.

Gross is not net

Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.

Deposit, key money and what is allowed

Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.

Why are there so few houses to rent?

Because in Burgenland people build to own. A house to rent arises here almost only when something is inherited or someone moves away temporarily. That is not a quirk of our stock but of the market; the portals look no different.

What does renting a house in northern Burgenland cost?

There is no official figure for it, and we do not invent one. Statistics Austria measures rents per flat, not per house, and not below province level at all. Only the purchase values per district are documented, and those are on the page about buying a house.

Should I search the surrounding area too?

With a rented house it pays doubly, because every single one counts. Oslip and Schützen am Gebirge are 6 minutes from Eisenstadt station by public transport, Großhöflein 10, Wulkaprodersdorf 12, Mattersburg 24, Neusiedl am See 26. The market covers 46 municipalities with 113,431 inhabitants.

Do I pay the agency commission as a tenant?

As a rule, no. Since 1 July 2023 the first-instructing-party principle applies: whoever instructs the agent pays them, and that is almost always the landlord.
