Statistics Austria publishes a separate building-land price for the Burgenland municipalities. In northern Burgenland that explains more than any district average: between a municipality on Lake Neusiedl and one in the Rosalia hills lie worlds, and the district average sees neither.

What matters when buying a house in northern Burgenland

Search the market, not the city

Eisenstadt has 16,396 inhabitants and is Austria’s smallest provincial capital. The market we show has 113,431. From Eisenstadt station Oslip is 6 minutes away by public transport, Großhöflein 10, Wulkaprodersdorf 12, Mattersburg 24 and Neusiedl am See 26. Anyone sticking to the city limits drops 45 municipalities, some of them quicker to reach than the city’s own edge.

Village area means: your neighbour may run a farm

The most common building zoning in Burgenland is not the residential area but the village area: 8,567 areas against 7,975, counted in the province’s plan. There housing and farming are explicitly envisaged side by side. Your neighbour may keep animals, drive machinery and work at harvest time whenever the harvest demands it. That is not a defect, it is the purpose of the zoning, and it appears in no listing. We show it for every address.

The noise sits on three roads, and the railway is not mapped

We queried the official environmental noise map across the market. The A3 near Wimpassing, the S31 near Sieggraben and the S4 near Neudörfl all carry the highest band, Lden from 75 decibels. In Eisenstadt itself exactly one measured point carries a zone: the Ruster Straße at 70 to 74 by day. The stations of Eisenstadt, Mattersburg, Neusiedl am See and Wulkaprodersdorf carry none, because Eisenstadt is not an agglomeration under the directive and regional lines fall below the mapping threshold. Where no value exists we say so. It means "not surveyed", not "quiet".

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to a double-digit percentage of the purchase price. On 400,000 euros that is roughly 40,000 euros that no bank finances and that the listing price does not mention.

Price per square metre means little without the location

Two districts can differ by more than a factor of two, and within one district a single street separates more than 1,000 euros per square metre. That is why we put the value of its own district next to each listing, never a regional average.

Check reserves and running costs

A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

For investment flats the achievable rent is what counts

A yield promised in the brochure is the seller’s calculation. We only state a yield when we can recalculate it from documented figures, and we say where it comes from.

What does a house in Eisenstadt cost?

In the median 2,778 euros per square metre of living area, from purchase contracts 2021 to 2025. The range is wide: from 1,705 for a large older house on a small plot to 5,786 for a small new build on a large one. Rust sits above that at 2,816, Mattersburg is the cheapest in the market at 2,184.

What does building land cost in my municipality?

That is the decisive question, and Statistics Austria answers it for every single municipality in the market, and all 46 have a value of their own. The range runs from 39 euros per square metre in Sieggraben to 378 in Neusiedl am See, with a median of 142. The district average does not see that difference.

Why is land near Lake Neusiedl so much more expensive?

Because a second market is bidding there. Neusiedl am See at 378, Oggau at 362 and Breitenbrunn at 298 euros per square metre all lie on the lake, and the provincial plan carries separate zonings there for recreation and tourism facilities. Buying there means competing with more than primary residences.
