How do I find a retail unit with high footfall in Linz?
wohnwahn calculates a footfall score from 0 to 100 for every location: from the density of real footfall drivers such as shops and restaurants, from pedestrian zones and from transit frequency, per 250-metre cell. In the commercial search you see the score for each space and as a map layer across the whole city. Landstraße, Taubenmarkt, the main square, the station quarter and Hauptstraße in Urfahr all reach the maximum of 100, the centre of Leonding reaches 89. In the Industriezeile it is 0: there access matters, not passing trade. Across the whole city the median is 0, which fits the character of Linz well: a very compact retail core and a lot of space for businesses.
Does wohnwahn show zoning for Linz?
Yes, since August 2026. The provincial service DORIS returns only a code per area, not a zoning class, and labelling zoning incorrectly would be worse than leaving it out. The province publishes the official plain-language wording in the symbolisation file that comes with the dataset; we joined the two and now show the zoning in plain language, address by address and across all of Upper Austria. One caveat stays: how densely and how high you may build is not part of the Upper Austrian zoning plan, it is set in the municipality’s development plan. The binding answer always comes from the building authority.

It is shown for every space. Linz is a designated agglomeration and therefore mapped completely, so we show the official day and night values for each address. The difference over a short distance is considerable: on the main square the map shows 75 dB by day and 70 at night, while in the Landstraße pedestrian zone a few steps away the value falls below the mapping threshold. For an office, a practice or outdoor seating with evening service that is often exactly the difference you do not notice during a quiet morning viewing.
