Two Vienna districts can differ by more than a factor of two, and within one district a single street often separates more than 1,000 euros per square metre. That is why we put the district value next to each listing, not the city average.
A low maintenance reserve is not a saving, it is a deferred bill. Before signing, ask for the reserve level, the last decisions of the owners association and any planned renovation.

Asking prices are well below Vienna and Salzburg. Districts differ less than in Vienna, but a location on a traffic corridor shows up more strongly than the price would suggest.
Transfer tax of 3.5 percent and the land register fee of 1.1 percent are fixed by law, contract drafting adds roughly one to three percent, and an agent commission of at most three percent plus VAT may apply.
It depends strongly on the section. The cover at Bindermichl and Spallerhof reduced the load considerably there, other sections are open. The official noise map shows it address by address.
