How loud it actually is
The official environmental noise map for Linz. The city has the motorway cover at Bindermichl and still has locations where the A7 sets the tone. The map shows the difference, the listing does not.

A house in Linz almost always means a slope in Urfahr or a municipality to the south. Between those two, noise, summer climate and the way into town differ sharply, and no brochure mentions any of it.

To be honest: with 7 listings we are still at the beginning for houses in Linz. That is not enough to search, and we will not pretend otherwise. What this page does answer is below: how loud an address measures, how warm the Danube valley gets and what building land costs per municipality.
Listings come directly from estate agents and private owners, through interfaces and our own editor. We do not copy portals, and we take no commission.

With a house the neighbourhood decides the value, and no brochure writes anything verifiable about it. These four sources are official and available for every address.

Open the noise map →The Danube valley traps heat, while the slopes in Urfahr get air from above in the evening. We show the heat load per location, calculated from the climate model.
Open the heat map →Sunlight per facade, calculated with the official building heights around it. A south-facing balcony in a courtyard is not a south-facing balcony.
Open the sun check →With a house the land is the larger half of the price. Official building land prices per district and municipality are on our land page, along with the zoning questions that come before any purchase.
See land prices →With a detached house the plot often holds more value than the building. The official building land price of the municipality is therefore more telling than any price per square metre for flats.
The cover at Bindermichl and Spallerhof reduced the load considerably, other sections of the A7 are open. What applies to a specific address is in the official noise map, and with us next to every listing.
The energy certificate is mandatory and belongs before the viewing. On an unrenovated house, switching to a heat pump including insulation costs an amount that changes the negotiation.
Transfer tax, land register fee, contract drafting and commission add up to roughly eight to twelve percent that no bank finances.

There is no honest single figure, because plot size, year of construction and condition matter more than the address. Linz is considerably cheaper than Vienna and Salzburg, but within the city the supply of houses is small and most of it lies in the surrounding municipalities.
Mainly on the slopes of Urfahr and around the Pöstlingberg, plus the southern and eastern edges. The broader supply begins in municipalities such as Leonding, Traun and Ansfelden.
It depends strongly on the section. The motorway cover reduced the load at Bindermichl and Spallerhof considerably, other sections are open. The official noise map shows it address by address.
