In the 2025/26 winter semester Linz counts around 31,000 enrolled degree programmes across nine institutions, and it has roughly 3,000 hall places for them, most of them in the north around the JKU. That is the densest supply of student halls among Austria’s university cities, and it is the reason living in Linz works out cheaper than in Graz or Salzburg. Provided you are early: at the end of August 2026 the three houses run by the Catholic university chaplaincy were already fully booked for the autumn. Here is the honest comparison of the three options, with real prices, the right timeline and the providers to apply to directly.
Prices: provider price lists for 2026/27 (OÖ Studentenwerk, STUWO), the WIST OÖ house pages, the booking platform for MILESTONE. The flatshare and flat ranges are orientation from the current market, not an offer and not official statistics.
The big providers allocate places for the coming academic year in spring, and waiting lists run by date of application. Apply to several at once: with most providers that is non-binding and costs at most a small processing fee (39 euros one-off at the Julius Raab hall).
At the JKU the general admission period for bachelor’s and diploma programmes in the 2026/27 winter semester runs from 8 July to 5 September 2026; in exceptional cases admission is possible until 31 October, and the semester begins on 1 October. Do not wait for the admission letter before looking: starting in June or July gives you noticeably more choice.
At the end of August 2026 the three KHG houses were fully booked for the autumn. What is realistic now: remaining places with the large providers, rooms in flatshares and a temporary place for the first few weeks. It is also worth looking at the commuter belt on the railway and the Mühlkreisbahn: Ottensheim, Puchenau, Traun or Enns are a short ride away, and the KlimaTicket covers the whole province.
Registering your main residence is compulsory, in a hall and in a sublet too. The hall or the main tenant signs the registration form as the accommodation provider. Your main residence in the flat is also a precondition for the housing benefit of the province of Upper Austria.
The providers with houses in the city of Linz, alphabetically, with their published prices (these change every year, the academic year is stated in each case). Applications go directly through their websites.
A selection, not a complete list: Linz has around 3,000 hall places in about 13 houses, most of them within walking distance of the JKU. All links go directly to the providers (no commission or advertising relationship). Worth knowing: deposits of one to two months’ fees are usual, contracts normally run 12 months, and under the student halls act you can always give notice for the end of a semester (winter semester until 30 November, summer semester until 30 April).
Legally there are two forms: either everyone signs the main tenancy together (equal footing, but as a rule everyone is liable for the whole rent), or one person is the main tenant and the others sublet. As a subtenant you are the weaker party, and your contract depends on the main tenancy.
So: always put the sublet in writing, with the room clearly named, a fixed sublet rent and a notice period. And as a rule of thumb from the Chamber of Labour: if the main tenant adds more than roughly 50 per cent to the pro-rata rent, that is abusively high and can be challenged. Linz has a local alternative: the Julius Raab hall and WIST let whole flats to groups themselves, so with a hall contract instead of a sublet. That is the legally cleaner variant and often the cheaper one.
Linz is the cheapest of the three markets we measure street by street, and the city is compact: the journey to your institution decides more about the price than the district name. Small flats cost more per square metre than large ones, so 30 to 40 m² usually lands between 550 and 800 euros including bills. On the contract: fixed-term tenancies must run at least 3 years with private landlords, and since 2026 at least 5 with commercial ones. You can give notice yourself after the first year with 3 months’ notice, so you are not tied until graduation. For housing benefit from the province of Upper Austria you need a written tenancy agreement and your main residence in the flat; it is not meant for a hall place.
The nine institutions in Linz sit in five districts, and four of them share one: Kaplanhof. The allocation is not estimated but calculated for each campus address from our own district boundaries.
Altenbergerstraße campus, Dornach-Auhof
With around 22,400 enrolled programmes by far the largest institution in the city, and as a campus university in the north-east far from the centre. In exchange the largest halls sit right next to it: the Julius Raab hall and STUWO are within walking distance. St. Magdalena and Urfahr are the nearest residential neighbours, and tram lines 1 and 2 connect the campus to the city centre.
Kepler University Hospital, Krankenhausstraße
Medicine does not sit on the campus but at the Kepler University Hospital in the Kaplanhof district, so centrally and just north of the city centre. If you study here you live differently from the rest of the JKU: Kaplanhof, Bulgariplatz and Urfahr are the short journeys, not Dornach-Auhof.
Brückenkopfgebäude, Hauptplatz
Around 1,450 enrolled programmes right on the main square, in the Brückenkopf building on the Danube. The Innere Stadt is the most expensive address in the city; Urfahr across the bridge and Kaplanhof are the obvious and usually cheaper neighbours.
Hagenstraße, Pöstlingberg
Around 770 enrolled programmes in the new building on the slope of the Pöstlingberg, so above the city and reached by the Pöstlingbergbahn or the bus. The MILESTONE studios are right next door. If you practise an instrument, check the house rules as well: practising is a classic flatshare argument.
Bethlehemstraße, Rathausviertel
The smallest of the Linz universities with around 400 enrolled programmes, in the middle of the Rathausviertel and a few steps from the main square. The same neighbours as the art university, and the same question of price: living centrally costs noticeably more in Linz.
Garnisonstraße and Semmelweisstraße, Kaplanhof
The two universities of applied sciences in Linz sit in Kaplanhof only a few hundred metres apart, together around 1,670 students. The WIST Haus Bruno on Garnisonstraße is right next door, Haus Johanna and Haus Ernst are within walking distance.
Kaplanhofstraße and Salesianumweg
The public university of teacher education sits in Kaplanhof, the private diocesan one on the Römerberg in Froschberg above the city. Together, teaching degrees in Linz account for around 4,170 enrolments, more than any single university of applied sciences. Froschberg is quiet and green, Kaplanhof central.

Depending on provider and category roughly 340 to 600 euros a month, all-in with electricity and internet. The cheapest place in the city is a twin room at the Julius Raab hall at 384 euros, the cheapest room of your own the WIST single room at Haus Barbara at 340. Modern studios with their own bathroom and kitchen sit above that: MILESTONE from 509, STUWO from 680 euros.
Usually a place in a twin room in a hall (384 euros all-in at the Julius Raab hall), then a room of your own in a hall or a flatshare (roughly 340 to 480 euros), then your own studio flat (usually 550 to 800 euros plus deposit and furnishing). In Linz the gap between halls and flatshares is smaller than in Vienna or Graz, because the supply of hall places is denser.

For a private rented flat the housing benefit of the province is possible: you need a written tenancy agreement and your main residence in the flat. There is none for a hall place, where the province subsidises the houses themselves. Whether and how much you get depends on income and household size.

Under the student halls act you can always give notice for the end of a semester (winter semester until 30 November, summer semester until 30 April). For important reasons such as finishing your studies, moving away or a sudden emergency it works to the end of the next month.

In Linz there is an alternative: renting a whole flat directly from a hall provider. The Julius Raab hall lets two- and three-room flats, WIST lets whole friend flatshares.
The KlimaTicket OÖ Gesamt costs 703 euros a year, 586 for juniors up to 26; it covers the whole province including Linz city transport. Without city transport the KlimaTicket OÖ Regional costs 467 euros, 350 for juniors. Prices have applied since 1 September 2025.

Often yes, especially on the railway. The KlimaTicket covers the whole province, and Ottensheim or Puchenau on the Mühlkreisbahn, Traun, Ansfelden or Enns are all a short ride from Linz. For the JKU in the north-east, Altenberg, Engerwitzdorf and Steyregg are the obvious commuter-belt addresses.
