Houses to rent in Salzburg

Rent a house in Salzburg

Salzburg simply has too little room for houses. The city is wedged between Mönchsberg, Kapuzinerberg and Gaisberg, and almost all of its detached housing sits in the Flachgau. For every address we show how loud it measures and how much sun arrives despite the hills.

Currently listed

These houses are currently for rent in Salzburg and the surrounding area.

We currently have no house to rent in Salzburg. Houses to rent are the scarcest segment there is, and we will not pretend otherwise. A saved search will tell you the moment one arrives.

What we show and portals do not

With a house the neighbourhood shapes the years you spend there, and no brochure writes anything verifiable about it. These four sources are official and available for every address.

How loud it actually is

The official environmental noise map for Salzburg, address by address. The city sits between two busy corridors, and one street can differ sharply from the next.

How much sunlight arrives

Mönchsberg and Kapuzinerberg cast long shadows, in winter across entire streets. We calculate sunlight per facade from official building and terrain heights, not from the compass.

What matters when renting a house

Tenancy law often does not apply to a house

A building with no more than two self-contained dwellings is fully exempt from the Austrian Tenancy Act (§ 1 para 2 no 5 MRG). No reference rent, no ceiling, no rules on fixed terms, no statutory protection against notice. What counts is the contract, which makes it more important here than for any flat.

Heating is the second rent

In an unrenovated detached house it can match the base rent in winter. The energy certificate is mandatory for every letting and belongs before the viewing, not before the signature. A house rated F costs a multiple of a renovated one to run.

Running costs and upkeep are yours

No building manager settles the accounts for a house. Sewage, waste, chimney sweep, garden and snow clearing are either in the contract or they are not, and in the exempt range upkeep may be assigned differently too. Go through those lines one by one before signing.

The house market is in the Flachgau, not in the city

The city is hemmed in by its hills and the Salzach, and detached houses there are the exception. Searching the surrounding area yields far more, but two things need checking: the connection, because not every Flachgau municipality has a rail stop, and the noise, because the A1 and A10 motorways run straight through the area.

Common questions

Where in Salzburg do houses come up for rent?

Almost only outside the core city. Aigen, Parsch, Gnigl and Liefering have detached housing, but it rarely reaches the rental market. The actual stock sits in the Flachgau, in Wals-Siezenheim, Grödig, Bergheim, Elsbethen, Anif and Hallwang.

How much do the city hills shade a house?

Considerably in winter. Mönchsberg and Kapuzinerberg cast shadows across entire streets, and at the foot of the Gaisberg the sun sets early. We calculate sunlight per facade from official building and terrain heights, not from the compass.

Does a house give me the same tenant protection as a flat?

Usually not. Houses with one or two dwellings are fully exempt from the Tenancy Act (§ 1 para 2 no 5 MRG). The rent is freely agreed, a fixed term needs no minimum length, and notice follows the civil code and the contract. A house with three or more dwellings is different, there the Act applies at least in part.

Is there provincial support for renting a house?

The province of Salzburg supports housing through several schemes, including a housing benefit for tenants. Whether it applies to a rented house depends on income, household size and the type of property. The conditions are on our housing support page.

Search for what matters to you

Set your priorities once and the search orders by them: quiet location, plenty of sun, a short trip into town, budget. And because rented houses go fast, a saved search pays off here in particular. No account, no cost.
