Salzburg is expensive, densely built and shaded by two city hills. Those three things decide what a rental flat is worth, and no listing mentions any of them. We show them for every address.

1listing
These rental flats are currently available in Salzburg.
To be honest: with 1 listing we are still at the beginning in Salzburg. That is not enough to compare, and we will not pretend otherwise. What this page does answer is below: what rent costs per district, how loud an address measures and how much sunlight arrives. For the supply itself, look elsewhere as well for now.
Listings come directly from estate agents and private owners, through interfaces and our own editor. We do not copy portals, and we take no commission.

The difference is not the number of listings, it is what stands next to each one. No property description answers these four questions honestly, because the landlord writes it.

Check the zoning →The province of Salzburg supports both renting and buying through several schemes. Our own page explains who qualifies and which income limits apply.
See the support →For rental flats Austria applies the first-instructing-party principle: whoever hires the agent pays the agent. If you are asked for commission as a tenant although the landlord hired the agent, that is usually not lawful.
Fixed-term contracts under the full scope of the Tenancy Act run for at least three years and carry a 25 percent discount on the permitted base rent. After one year you can give notice yourself, subject to the notice period.
Listings usually quote the gross rent including running costs and VAT, but sometimes only the base rent. Only comparing the same figure across several flats tells you which one is expensive.
Three gross monthly rents is the usual deposit, interest-bearing and refundable at the end. Key money is only lawful for items actually taken over or for investments of real value, never for the contract itself.
Asking rents average around 17 euros per square metre gross, including running costs. That makes Salzburg the most expensive provincial capital we cover after Vienna. Subsidised flats and old buildings under the guideline rent system are well below that.
Usually not. Since 1 July 2023 rental flats follow the first-instructing-party principle: whoever hires the agent pays, and that is almost always the landlord.
The province supports housing through rent assistance and construction subsidies, with its own income limits and deadlines. We keep a separate page for it, because the rules differ from other provinces.
Considerably fewer than the big portals, and the current number is at the top of this page. We say so openly rather than presenting a selection as the market. The value of this page is in the location data you will not find elsewhere.
Set your priorities once and the search orders by them: quiet location, cool summer, short commute, budget. No account, no cost.
