Houses in Salzburg

Buy a house in Salzburg

With a house the surroundings matter more than with any flat, because you cannot change them without moving. In Salzburg the provincial second-home rules come on top, and with houses they come up often.

What we show and portals do not

With a house the neighbourhood decides the value, and no brochure writes anything verifiable about it. These four sources are official and available for every address.

How loud it actually is

The official environmental noise map for Salzburg, address by address. The city sits between two busy corridors, and one street can differ sharply from the next.

How much sunlight arrives

Mönchsberg and Kapuzinerberg cast long shadows, in winter across entire streets. We calculate sunlight per facade from official building and terrain heights, not from the compass.

What the plot allows

Zoning, plot by plot. In the old town protection zones add rules on height and facade.

What a square metre costs per district

After Vienna, Salzburg is the most expensive market in the country, and locations within the city differ widely. Our price page shows the values per district.

What matters when buying a house in Salzburg

Second homes are regulated in Salzburg

The province restricts use as a second home, and buyers must declare the intended use. Whether a house may serve as one depends on the municipality and the zoning. Settle this before negotiating.

The zoning of neighbouring plots

The open view across the meadow is safe for as long as the meadow is green land. Checking the zoning map takes a minute and answers what may one day stand there.

Heating and renovation status

The energy certificate is mandatory and belongs before the viewing. On an unrenovated house, switching to a heat pump including insulation costs an amount that changes the negotiation.

Costs on top of the price

Transfer tax, land register fee, contract drafting and commission add up to roughly eight to twelve percent that no bank finances.

Transfer tax 3,5 %, land register fee 1,1 %, agent commission at most 3 % plus VAT. All purchase costs →

Common questions

What does a house cost in Salzburg?

There is no honest single figure, because plot size, year of construction and condition matter more than the address. Salzburg is among the most expensive markets in the country, and within the city the supply of houses is small.

May I use the house as a second home?

Not everywhere. The province restricts second homes, and buyers must declare the intended use. Whether it is permitted depends on the zoning in each case. Ask the municipality.

How do I check what may be built next to the house?

Through the zoning map. Our tool shows the zoning for every address in the city of Salzburg. It is the only binding statement; everything else is an intention.
